Overview

The Mortgage Processor II is responsible for providing quality member service. This position communicates directly with members, loan originators, and third parties in a professional and effective manner to collect all loan documentation necessary to underwrite, obtain final approval and move the loan through to closing for portfolio loans and loans being sold in the secondary market. The Mortgage Processor II provides proper disclosures when required by applicable local, state, and federal regulations, performs a variety of loan documentation duties on loan packages to ensure compliance with company policies and procedures for loan products, and manages an assigned pipeline of loans.

Responsibilities
  • Prepares mortgage loan file by reviewing loan application; clarifies or obtains additional information. Calls or sends welcome email to member. Requests additional qualification information if necessary.
  • Serves as liaison with secondary market lenders by submitting files for underwriting and approval. Obtains required conditions and ensures the loan is cleared to close by the lender/investor in a timely manner.
  • Stays familiar with secondary market guidelines, including conventional, VA, FHA, Freddie Mac and USDA loans.
  • Reviews the loan application submitted and structures the loan to accommodate automated underwriting findings.
  • Submits fully processed files through automated underwriting system and to secondary market underwriting department for decision as required. Resolves issues and shows ongoing improvement in reducing issues identified by the secondary market underwriter.
  • Identifies mortgage loan application problems by highlighting loan deficiencies; notifies MLO Managers and Mortgage Processing Manager.
  • Manages and reviews the working pipeline daily to meet rate locks and established turnaround times.
  • Monitors, gathers and tracks incoming documents, verifies data and submits it. Ensures all required documentation is obtained, including verifying credit reports, income documentation, employment history, etc. Seeks additional documentation as needed to support the income used for qualification.
  • Tracks incoming requested documentation in Open Close and keeps mortgage loan information accessible by sorting, organizing, and filing documents.
  • Coordinates corrections of discrepancies or missing documentation and updates the system.
