About the RoleWe are seeking a detail-oriented and proactive Residential Community Manager to lead the day-to-day operations of our apartment community in Murfreesboro, TN
. This role offers an exciting opportunity to oversee both leasing and maintenance operations while delivering a high level of service to our residents.
As Community Manager, you will be responsible for the overall operations, financial performance, and resident satisfaction of a multifamily apartment community. You will oversee leasing activity, maintenance operations, resident relations, and on-site staff, while ensuring compliance with Fair Housing laws and company policies. This position works closely with ownership and asset management to achieve occupancy, revenue, and NOI goals.
Reporting to the Regional Property Manager, the Community Manager collaborates closely with leadership to ensure the physical condition, financial performance, and overall success of the community while maintaining high standards of care and professionalism.
Key Responsibilities- Oversee daily operations of the apartment community, ensuring well-maintained grounds, facilities, and amenities
- Manage leasing and resident lifecycle activities, including move-ins, move-outs, transfers, and renewals
- Supervise maintenance operations, service requests, unit turns, and preventative maintenance; inspect vacant units for market readiness
- Ensure resident satisfaction by addressing concerns and supporting resident engagement activities
- Enforce lease terms, company policies, procedures, and safety standards
- Monitor budgets, operating expenses, and rent collections; address delinquencies as needed
- Prepare and review financial reports and support budgeting and forecasting
- Hire, train, and supervise on-site staff
- Coordinate vendors and service contracts to ensure quality and cost control
- Conduct regular property inspections to ensure compliance and quality standards
- Ensure compliance with Fair Housing laws and local regulations
- Collaborate with regional leadership, ownership, and asset management teams
- Maintain scheduling flexibility, including occasional weekend availability
- Respond to emergencies and oversee risk management procedures
- Bachelor’s or Associate’s degree preferred; equivalent professional experience will be considered
- Minimum of 3-5 years of property management experience, specifically with Class A rental properties
- Familiarity with
Rent Café, Yardi Property,or similar property management software. - Proficiency in Microsoft Office Suite.
- Professional property management certification is a plus.
