The Real Estate Finance Manager is responsible for leading and managing the finance function of the Real Estate segment, ensuring the integrity, accuracy and timeliness of financial information while providing effective financial planning, analysis and commercial support to the business.

The role is accountable for overseeing the segment's financial operations, financial reporting, budgeting, forecasting, revenue recognition, cash flow monitoring and financial controls. It acts as a key business partner to the Real Estate leadership team, providing financial insights, challenging business assumptions and supporting informed commercial and operational decisions.

The position also leads and develops the segment's finance team, ensuring effective resource management, clear accountability, continuous improvement and adherence to Group financial policies and procedures.

Key Responsibilities:

Lead and oversee the day‑to‑day financial management and accounting operations of the Real Estate segment.
Ensure accurate and timely preparation of monthly, quarterly and annual financial statements, management reports and relevant KPIs.
Oversee accounts receivable, ensuring accurate recording and reconciliation of sales transactions, customer accounts and bank remittances.
Ensure appropriate revenue and cost recognition in accordance with applicable IFRS requirements, particularly IFRS 15.
Review and monitor the segment's financial performance, identifying variances, risks and opportunities and recommending corrective actions.
Ensure accurate allocation of departmental and project‑related costs, including intercompany transactions and eliminations.
Maintain the integrity of financial records and ensure timely closure of monthly and annual accounts.

2. Budgeting, Forecasting & Financial Analysis:

Lead the preparation, consolidation and review of the annual budget and periodic forecasts for the Real Estate segment.
Monitor actual financial performance against approved budgets, forecasts and business plans.
Provide financial analysis and insights covering revenue, sales performance, pricing, margins, costs and profitability.
Challenge assumptions and highlight financial implications of business decisions, commercial proposals and operational initiatives.
Develop and maintain appropriate financial models and analytical tools to support business planning and decision-making.
Work closely with the Real Estate leadership team to identify opportunities for improving financial performance and operational efficiency.

3. Cash Flow & Working Capital Management:

Oversee the segment's cash flow planning and monitoring, ensuring alignment between expected collections, business commitments and financial plans.
Coordinate with Sales and Collections teams to monitor collection performance, outstanding receivables and collection forecasts.
Monitor customer deposits, reserves, refunds and other customer‑related financial balances, ensuring appropriate documentation, controls and approvals.
Identify potential cash flow constraints, collection risks and working capital inefficiencies, recommending appropriate mitigation measures.
Ensure effective monitoring and reconciliation of customer accounts and intercompany balances.

4. Financial Controls, Audit & Compliance:

Establish and maintain effective financial controls and procedures across the Real Estate segment.
Ensure regular reconciliation and review of balance sheet accounts, including accounts receivable, customer deposits, discounts, intercompany balances and other relevant accounts.
Ensure compliance with Group financial policies, delegated authorities, applicable accounting standards and statutory requirements.
