Summary
Reporting to the Maintenance Operations Manager (or designate) and in accordance with Ballenas Housing Society (Ballenas) mission, strategic direction, principles and policies, the Building Maintenance Worker’s responsibilities include, but are not limited to, the following:
- Provide daily maintenance and repair requirements for the buildings, common areas, units, grounds and equipment of all Ballenas operated buildings and/or properties.
- Perform minor building repairs/replacement and assist in restoring units between tenancies (unit turnovers); coordinate with the Manager for any major repair work requiring professional trades/contractors/consultants.
- Additional related responsibilities as assigned by the Manager and other duties as required.
- Effectively plan and organize work and resources; perform preventative maintenance tasks; ensure work orders are completed and recorded efficiently and in a timely manner.
- Appropriately respond to emergency maintenance and security issues outside normal working hours.
- Commitment to well‑being of self and others through adherence to WorkSafeBC regulations and Ballenas safety procedures; immediately report any non‑compliance, or incidents of injury and accident to the Manager.
- Utilize task‑appropriate personal protective clothing and equipment (e.g., eye protection, ear protection, particle masks, gloves).
- Recognize and appropriately respond to emergency situations in accordance with Ballenas policies and procedures.
- Maintain cooperative working relationships with Maintenance team members, tenants, staff and leadership teams; attend regular maintenance team meetings.
- Work with Housing Operations to coordinate and schedule in‑unit maintenance and repairs.
- Ensure work orders are completed and recorded efficiently and in a timely manner; respond to calls, participate in on‑call rotation for after‑hours emergencies.
- Initiate and carry out a diverse range of duties with minimal supervision; work efficiently to manage tasks, time, and resources.
- Model positive, professional communication with tenants and team; maintain present, patient, calm, and active listening, focusing on logical problem solving and de‑escalation strategies; strictly observe tenant privacy and confidentiality.
- Demonstrate dedication to a high professional standard of personal conduct, accountability, and competence; maintain composure in stressful situations.
Education and Experience
- Trade diploma an asset, plus a minimum of 2 years’ experience in delivering high quality, efficient, tenant‑focused building maintenance, including plumbing, electrical, landscape, painting, carpentry, and equipment repair; or an equivalent combination of relevant education and work experience.
- Hands‑on experience using a variety of machines, hand tools and power tools.
- Some experience coordinating and supervising contractors, trades, consultants an asset.
- Demonstrated experience working with vulnerable populations including seniors and persons with mental and physical disabilities.
- Computer proficiency, use of property management and inventory tools/software, and MS Office Suite an asset; experience working with databases and cloud‑based programs;
Arcori and Sortly applications experience a definite asset. - Experience meeting heavy and fast‑paced physical demands.
Skills and Abilities
- Sound knowledge of safe work practices.
- Superior interpersonal communication (oral and written), collaboration, problem solving, and organizational abilities; proven abilities in customer service and conflict resolution.
- Working knowledge of the Residential Tenancy Act and Human Rights Legislation.
- Flexible, objective, and open‑minded approach to a variety of lifestyle conditions.
- Passing Criminal Record/Vulnerable Sector Check (to be updated every 3 years).
- Valid Driver’s Licence and Clean Driver’s Abstract; access to suitable and reliable vehicle.
- WHMIS (GHS) Certificate.
- Valid Occupational First Aid Certification an asset.
- Willingness to work after hours in cases of emergency, as required.
