Building Maintenance Technician

Job Overview

As a Building Maintenance Technician, you will be responsible for the preventative and corrective maintenance in vacant and occupied apartments including but not limited to minor plumbing, drywall repairs, minor electrical repairs, painting, and cleaning. The ideal candidate will possess the ability to think quickly on their feet, have excellent task and time management, and problem solve. This position will not require any repair that requires a licensed technician nor the removal or repair of hazardous material.

• Regular interactions with Building Manager(s) and the Property Manager to discuss building operations, supply requirements, repair needs, concerns, etc. May include reports on work production, special problems, and other items.
• Ensure completion of maintenance request forms within 24 hours of receipt and may involve engaging a third-party trade with approval from Property Manager.
• Ensure the Maintenance Checklist is completed on each apartment prior to signing off on condition.
• Replace light bulbs around the interior and exterior of the property and complete daily light check log.
• Suite/unit turnover: painting and cleaning units as necessary.
• Keep a daily log of work completed and maintain records for units and building maintenance.
• Implement, organize, direct, and manage the overall maintenance programs of the property.
• Maintain knowledge of competitive pricing for vendor and trade quotes on required work.
• Be diplomatic when dealing with residents, staff, and contractors.

• Wednesday to Sunday, 8:30am - 5:00pm

• Experience with maintaining building and mechanical systems, and basic handyperson skills is required.
• Experience with pools and/or a pool certificate is beneficial.
• At least two years of residential maintenance/trade experience is preferred.
• Excellent written and oral command of the English language is necessary.
• Strong communication skills, verbally and in writing with Property Manager, Tenants, and Support Staff.

• Ability to patrol the property including stairs, hallways, interior, and exterior.
• Ability to work in different environmental working conditions (wind, heat, cold, rain, etc.).
• Ability to lift 50 pounds.
• Ability to use standard building equipment (vacuum, climb a ladder, mob, handyperson tools for minor maintenance, power washer, leaf blower, etc.).

$48,000 - $50,000 per annum.
