Job Type: Full‑Time.
Schedule:
Rotating schedule with weekend and on‑call availability.
Compensation: $43,500 annually plus 50% rent coverage for a provided apartment; parking included; employer‑paid health and dental benefits.
Overview
The Assistant Building Operator supports the daily operations of residential properties by completing general maintenance, cleaning, and providing exceptional customer service to tenants.
Key Responsibilities
Schedule and conduct regular inspections of building common areas (interior and exterior) and contractor activities, documenting any irregularities and initiating corrective actions with maintenance work orders.
Perform timely maintenance in occupied units (minor plumbing, electrical, carpentry) and address tenant requests, including cleaning and repairing vacant or turnover units, and responding promptly to emergencies and after‑hours situations.
Maintain cleanliness of storage and boiler rooms, shovel and salt walkways, and manage garbage.
Ensure completion of all preventative maintenance, including annual inspections of fire and life safety systems, HVAC maintenance, and annual backflow testing, and obtain final documentation for record keeping.
Assist in preparing the annual budget, review and verify invoices, service contracts, and purchase orders, and monitor overall expenses to stay within budget.
Qualifications
Relevant post‑secondary education and a minimum of three (3) years’ experience with HVAC equipment, BAS, and FAS in Class A residential complexes.
Valid driver’s license with satisfactory driving record and automobile insurance.
Computer skills (Word, Excel, e‑mail/web).
Ability to lift 50 lbs, bend, push and pull, and go up and down stairs.
