Owners Representative - Project Manager

ADG4 is looking for a Project Manager who can keep a busy construction project organized and communicate clearly with residents, contractors, and the project team. The position is based onsite at an occupied condominium community in Naples during a major window replacement and exterior painting project. You'll track what is happening in the field, coordinate the people and logistics around it, and make sure issues are documented and followed through.

What you will do

· Coordinate daily with the General Contractor, Engineer of Record, and Association Management on work areas, upcoming activities, inspections, access, staging, and operational issues.

· Coordinate scheduled unit access and resident exceptions; confirm readiness, manage keys and credentials, and verify accessed units are secured at the end of the day.

· Walk active work areas, observe progress and field conditions, and monitor established requirements for unit protection, elevators, access and egress, staging, debris removal, and cleanliness.

· Prepare daily field reports and photo records; maintain unit documentation and an open-issues log; track follow-up and elevate significant concerns promptly.

· Support project meetings, resident communications, inspections, punch-list work, and closeout activities as needed.

What we are looking for

· Experience in construction project management, owner representation, construction administration, building operations, or a closely related role.

· Ability to understand construction sequencing and schedules, recognize field issues, and document observations clearly and accurately.

· Strong organization and follow-through while balancing contractors, residents, management, and multiple active work areas.

· Professional communication, sound judgment, and comfort working independently onsite with support from ADG4 leadership.

· Proficiency with Outlook, Word, Excel, mobile photo documentation, and shared project systems.

Especially relevant experience: Occupied condominium or multifamily construction; window and door replacement, exterior painting, restoration, or waterproofing;
App Folio or comparable systems.

The role at ADG4

This is a full-time onsite position, Monday through Friday during active construction hours, approximately 40 hours per week. You will report to an ADG4 Project Executive and be part of our construction consulting and owner's representation team. You will represent the client through coordination and observation while the contractor controls construction execution and site safety.
