Plans Reviewer - Mechanical

• Review construction plans for building code compliance, local ordinances and state regulations in order to issue building permits for the construction or remodeling of buildings throughout the County.
• Examine and review permits, applications, engineered construction plans and specifications for buildings, residences and other structures to determine compliance with the provisions of the state building, mechanical, electrical, gas, irrigation and plumbing codes, and zoning ordinance for issuance of building permits.
• Review proposed engineered projects for compliance with FEMA regulations for building elevations and flood‑resistant construction methods and materials.
• Review site development plans for building type, accessibility, building separation and use.
• Review and approve engineer reports.
• Perform structural plan reviews for commercial permit applications for compliance with current Florida Building Codes, Collier County Land Development Codes (if effected), and federal ADA/Handicap Regulations/Fair Housing Act Regulation; interact with customers/clients by telephone or in person to discuss their plans, code violations, informational questions, procedural questions; meet with supervisor to discuss customer concerns, daily review schedules, and code compliance issues.
• Identify defects or inadequacies; prepare plan‑check correction reports; require corrections to meet county code requirements; and approve plans that comply.
• Review engineered plans and specifications for constructability and value engineering; attend and participate in pre‑construction conferences as appropriate.
• Review corrections and changes submitted for plans that were rejected and revisions to plans that originally passed and already permitted; prepare and file code compliance reports.
• Arrange pre‑application meetings; interpret code requirements for contractors, homeowners, engineers, architects, and attorneys; assist with advising interested parties of updates and changes in the codes.
• Interpret, explain, and ensure compliance with applicable state, County, and local codes, ordinances, regulations, standards, specifications, policies, and procedures, and approved construction plans/specifications; initiate any actions necessary to correct deviations or violations; research code books, construction standards, technical manuals, or other resources as needed.
• Provide information and technical assistance concerning development plans, construction requirements, non‑compliance issues, and related issues; meet with and discuss problem areas with contractors, developers, engineers, architects, and property owners; recommend solutions to problems; and respond to questions, concerns, or complaints.
• Assist customers at the front counter; perform customer service while attending to their needs; inform customers of permit status.
• Read and interpret blueprints, construction plans, specifications, and technical drawings; review for compliance with applicable engineering codes, ordinances and regulations; prepare energy calculations and fixture counts.
• Approve permits for construction; calculate and assess proper fees for permits and/or inspections.
• Perform data entry functions by keying information into a computer system; retrieve, review, or modify data in a computer database; verify accuracy of entered data; make corrections as appropriate.
• Retrieve lists of required inspections for builders and contractors.
• Enter required data about plans, review notes, and reasons for pass/fail status into a computer database; print and mail form letters indicating, as per the code, the reason(s) for rejecting the submitted plans.
• Respond to questions, complaints, and requests for information/assistance from field inspectors, contractors, plan reviewers, architects, code enforcement,…
