As Director of Plant Operations at The Arlington, you will oversee the functionality and safety of the community to protect the well‑being of residents and team members while driving outstanding service and financial profitability.
Responsibilities- Direct and oversee the functionality and safety of the facility, including buildings, mechanical equipment, electrical systems, heating and cooling systems, life safety systems, and grounds according to federal, state and local regulations.
- Conduct facility inspections and direct general construction and the installation, maintenance and repair of all electrical, mechanical and architectural systems throughout the facility to ensure operational efficiency and safety.
- Assign, verify and document completion of all routine maintenance and repairs in the property maintenance management system.
- Communicate with city, county and state officials to ensure the proper maintenance of permits and licenses, coordinate required inspections and ensure full compliance with codes, regulations and safety standards.
- Assist in the execution of capital projects and property rehabilitations.
- Monitor and develop team member performance, providing supervision, scheduling, counseling, evaluations, professional development and recognition.
- Recruit, interview and train team members.
- Lead special projects as needed.
- Understand budgeting and capital expenditure spreadsheets.
- Coordinate annual city, state and federal inspections.
- Conduct hurricane and fire drills and understand fire alarm panel operations and functions.
- Maintain knowledge of Life Safety Codes.
- Coordinate move‑ins and move‑outs.
- Experience with multi‑stage boiler systems and complete understanding of 4‑pipe HVAC systems.
- Manage multiple capital O&M projects simultaneously.
