Property Managers are certified and licensed by the State of Florida for Community Property Manager (CAM). Great Naples location. In need of a PM with Food & Beverage experience.
Job Complexity & Critical SkillsThe Property Manager acts as the key liaison between the client, KW Property Management, and internal support staff, performing duties with a view toward projecting a professional and competent image. Service to the customer in a friendly and outgoing manner is essential, while timeliness and professional appearance are key. The position is fundamental to all functions of the community and involves working closely with the Association Board of Directors and/or the Developer to manage and operate the community, facilitate solutions to problems within the community.
Responsibilities- Demonstrate a positive, professional and client-oriented attitude toward company coworkers, residents, owners, clients, and the public (mail, telephone, in person).
- Constantly strive for improvements in work processes and results to better meet client expectations.
- Act as the company’s primary coordinator on assigned properties to assure all contractual property‑management obligations are met and exceeded.
- Prepare annual budgets for the association and analyze/distribute monthly financial statements, including operating variances, cash management, and receivable collection strategies.
- Maintain complete and accurate property files and records, emphasizing documentation for future reference.
- Coordinate with headquarters support staff on management company procedures for processing and distributing information.
- Provide prompt, detailed and accurate general status reports on all assigned properties.
- Supervise on‑site team members, develop specifications, and evaluate service needs and performance in all areas of maintenance and management.
- Encourage staff to behave professionally and comply with company safety standards; motivate staff as a team.
- Establish and maintain collaborative working relationships between departments, coworkers, and the project team.
- Prepare for and chair team meetings, setting an agenda and ensuring timely outcomes.
- Maintain current knowledge of state and regulatory statutes, client community documents, policies, and procedures.
- Coordinate new resident move‑in processes, introduce staff, review services, and explain building rules and regulations.
- Adhere to highest performance standards, following up personally to insure service delivery.
- Respond to phone calls and correspondence in a timely, professional manner.
- Maintain professional relationships with the BOD, Unit Owners, and vendors; run BOD meetings as required according to Roberts Rules of Order.
- Create management reports that include administrative items, financial overviews, property conditions, project progress, and concise recommendations.
- Prepare professional presentations of reports, action plans, budgets, bid analyses, etc.
- Support KWPM’s GREAT values, philosophy and goals while adhering to KWPM policies.
- Organize time effectively, balancing competing demands of multiple projects.
- Attend monthly Manager’s meetings and maintain all documents in the management support systems accurately.
- Monitor, evaluate, and negotiate vendor contracts; ensure certificates of insurance and business licenses are current.
- Update association communication regularly – menu boards newsletter, website.
- Process violations, work orders, architectural control applications, lease applications, and sale applications on a monthly basis.
- Manage cash flow for capital improvement projects, including aging reports, legal action, and collections.
