Job Overview

Provides management, direction, and leadership to ensure the property is maintained and operated in accordance with KWPM objectives. Property Managers are certified and licensed by the State of Florida for Community Property Manager (CAM).

Job Complexity & Critical Skills
  • Key liaison between the client, KW Property Management, and internal support staff, projecting a professional and competent image, ensuring service to the customer in a friendly manner, timeliness and professional appearance.
  • Fundamental to community functions; work closely with Association Board of Directors or Developer to manage and operate community, facilitate solutions to problems.
Duties and Essential Functions
  • Demonstrate positive, professional, client-oriented attitude toward company, coworkers, residents, owners, clients and the public.
  • Act as primary coordinator for assigned properties to meet and exceed contractual property management obligations.
  • Prepare annual budget for the association.
  • Analyze and distribute monthly financial statements including operating variances from budget, cash management and strategies for collection of receivables.
  • Maintain complete and accurate property files and records, with emphasis on documentation for future reference.
  • Supervise on-site team members; develop specifications, evaluate service needs and performance on maintenance and management; encourage staff professionalism.
  • Establish collaborative relationships between departments and team members; prepare for and chair team meetings.
  • Acquire and maintain current knowledge of state/regulatory statutes and community documents, policies, procedures.
  • Initiate contact with new resident representatives to coordinate move‑in process, orientation, building rules and regulations.
  • Set and adhere to highest performance standards, ensuring delivery of service.
  • Respond to calls and correspondence in a timely and professional manner.
  • Maintain professional relations with Board of Directors, Unit Owners, and vendors.
  • Run Board meetings per Roberts Rules of Order when necessary.
  • Create management reports depicting administrative items, financial overview, property condition, project progress, and recommendations.
  • Prepare professional presentations of reports, action plans, budgets, bid analyses.
  • Support KWPM’s values, philosophy, goals, and policies.
  • Organize time effectively, balancing multiple projects.
  • Attend monthly Manager meetings.
  • Upload documents into management systems accurately and update accordingly.
  • Monitor contracts, negotiate effectively, ensure vendor insurance and licenses, update documents.
  • Maintain accurate records, files, and communication per office standards.
  • Update association communication regularly (menu boards, newsletter, website).
  • Process violations, work orders, architectural control, lease and sale applications monthly.
  • Possess knowledge of assets cash balances, project funding, cash flow management for capital improvements.
  • Monitor aging reports, collection modules, legal action timely.
  • Keep equipment maintenance logs, inventory, update preventive maintenance manual quarterly.

Required

Education and Experience
  • Strong working knowledge of customer service principles.
  • Ability to read, analyze, and interpret technical procedures, leases, regulations, or documents.
  • Proficient in Microsoft Office applications.
  • Florida CAM license.
  • Valid Florida Driver’s license.
  • Flexibility for extended hours, nights, weekends.
  • Ability to react to emergency situations promptly.
  • Bi‑lingual in English and Spanish (preferred).
Work Environment

This role operates in a professional office environment; uses standard office equipment, and requires daily property walks, including stairs.

Position Type

Full‑time exempt;
Monday through Friday; hours determined by client’s needs.

Travel

Local travel for training and meetings.
