The maintenance technician role supports a safe and secure living environment for residents, visitors, and staff by maintaining the physical integrity of the community at all times.
- Address resident service and maintenance requests in a timely manner.
- Communicate with residents on pending items or the status of service requests to ensure satisfaction.
- Keep the physical property throughout the community and immediately correct unsafe conditions.
- Maintain accurate records regarding preventive maintenance, service requests, expenditures, apartment make-ready status, and work in progress.
- Ensure all make-ready repairs and services are completed on schedule.
- Perform grounds maintenance such as raking, sweeping, shoveling, and salting as circumstances warrant.
- Change locks and keys as required.
- Other duties as assigned.
- 1+ years of experience in property maintenance or equivalent maintenance-related fieldwork.
- Ability to interact professionally and efficiently with prospects, residents, staff, and management.
- Hands-on experience with basic plumbing, carpentry, electrical, heating and air conditioning systems (heat pump experience a plus), swimming pools, landscaping, and cleaning.
- Applicants must furnish their own tools and have transportation to pick up replacement parts and supplies from vendors.
- HVAC certified and CPO certification preferred; CFC/EPA approved certification required or willingness to obtain within 45 days of hire.
- Certified Apartment Maintenance Technician (CAMT) preferred; willingness to obtain CAMT if requested by management.
- Physical requirements include lifting up to 50 lbs., climbing ladders and stairs, walking between buildings and on roofs, stooping, kneeling, and bending; hand-eye coordination and manual dexterity required.
- Familiarity with OSHA guidelines and adherence to them.
- Proficient knowledge of Microsoft Office Suite (Word, Excel, Outlook).
- Fair Housing certification prior to interaction with prospects or residents.
- Ability to travel to pick up replacement parts and supplies from vendors.
- Drug and background screening required.
40+ hours per week; evenings, weekends, and on-call hours required as circumstances warrant.
