Assistant Community Manager

Essential Duties & Responsibilities Financial Management
  • Post all payments and income received from applicants, current residents, and non‑current residents accurately, timely, and efficiently.
  • Process and reconcile daily all account receivables.
  • Monitor and follow up on bad debt, including preparation of late notices, resident and guarantor contact, and filing evictions.
  • Help the property meet budgeted revenues, expenses, and Net Operating Income.
  • Post all charges to resident and non‑current resident accounts; include bill back of utilities where applicable.
  • Complete all end‑of‑the‑month closing procedures and reporting.
  • Maintain accurate and organized records; audit resident files for accuracy.
  • Walk units and post all move‑out charges, statements, and security deposit refunds.
Personnel Management
  • Regular/daily onsite attendance is required.
  • Use consistent techniques and company directives to screen, hire, train, coach, and develop onsite staff.
  • Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.
  • Promote harmony and quality job performance of staff through support and effective leadership.
  • Ensure staff compliance and consistency with company policies and procedures.
  • Implement effective leasing techniques to obtain closures, follow‑up procedures, signing/documentation of leases, and accurate reporting.
  • Implement marketing strategies and systems as prescribed by the annual marketing plan.
  • Handle resident complaints, concerns, and requests to ensure resident satisfaction.
  • Develop and implement resident retention programs.
  • Effectively show, lease, and move in prospective residents.
Administrative Management
  • Manage excellent customer service and monitor service request turnaround and responsiveness of maintenance staff.
  • Maintain property appearance and ensure repairs are noted and completed on a timely basis.
  • Assist with supervision of all business functions related to operations.
  • Plan for and utilize property resources, equipment, and supplies economically.
Education and Experience
  • High School Diploma or Equivalent;
    Bachelor’s degree preferred or two years experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
  • Basic computer skills required; ability to understand and perform all onsite software functions.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Regular standing or sitting for prolonged periods, repeat motions of wrists, hands, and/or fingers; communicative interaction with others.
  • Regular movement to accomplish tasks or move from one worksite to another.
  • Occasional ladder, stair, scaffolding, ramp, or step stool use; reach, adjust, or move objects up to 25 lbs.
  • Ability to operate machinery or power tools, motor vehicles and/or golf carts, and work in various environments, including tight spaces, overhead, and outdoor weather conditions.
  • Ability to work overtime, weekends, night hours (emergencies) in small and/or enclosed spaces; tolerate extreme temperatures.
Compensation

Salary Range
: $24 per hour to $26 per hour
