Job OverviewMortgage lenders require periodic updates on their properties and send out independent contractors for inspections. The purpose of the property inspection is to verify property occupancy and report on the general condition of the property using a mobile application.
- Most inspections are exterior only. About 10% require interior photos after the property has gone vacant.
- Inspecters are responsible for completing all inspections in your county; you may split the county with another inspector if volume warrants.
- Complete inspections within 4 days after assignment.
- Report general property conditions and determine occupancy based on industry standards.
- Take 9+ photos of the property with brief comments.
- Complete a short form in a mobile application.
- Spend extended periods of time driving while making numerous stops during the day in the assigned territory.
- Less than 5‑6 minutes per inspection for most common types.
- Computer with an internet connection.
- Reliable vehicle (good gas mileage is a plus as you will be paying for your own gas).
- Smartphone (Android or iPhone).
- Printer.
- Pass a standard background check using a valid driver’s license.
This is a 1099 position. Each inspection has a flat rate that varies based on county and volume. Though paid per inspection, you will earn approximately $30‑$40 per hour. Depending on the county and whether it is urban or rural, you’ll complete anywhere from 20 to 500 inspections per month, working 2‑30 hours per week. Lower volume counties have higher rates;
higher volume counties have lower rates. There is no set number of inspections per month, but the work is consistent month‑to‑month. Earn more as you become established, have greater availability, or are willing to cover a larger territory. No additional mileage reimbursement above the flat fee per inspection.
