Job Overview

Mortgage Field Services Inspector – FAR Inspections is looking for highly motivated independent contractors to perform residential occupancy verifications on behalf of mortgage lenders. Based in Reno, NV, we have been in business for over 9 years. This role offers a predictable full‑time or supplemental income with flexible scheduling.

The purpose of the property inspection is:

• To verify property occupancy.
• To report on the general condition of the property using a mobile application.

Most inspections are exterior only. About 10% require interior photos after the property has gone vacant.

You will be responsible for completing all inspections in your county, potentially sharing the workload with another inspector depending on volume.

• Complete each inspection in 5-6 minutes.
• Submit the inspection within 4 days after assignment.
• Report general property conditions and determine occupancy based on industry standards.
• Take 9+ photos of the property with brief comments.
• Complete a short form in the mobile app.
• Drive extended periods making numerous stops while covering the assigned territory.

• Computer with internet connection.
• Reliable vehicle with good gas mileage.
• Smartphone (Android or iPhone).
• Printer.
• Pass a standard background check using a valid driver's license.

This is a 1099 position. Each inspection has a flat rate. Rates vary by county and volume, but you can earn an equivalent of $30–$40 per hour.

Depending on the county and whether it is urban or rural, you may complete anywhere from 20 to 500 inspections per month, working 2 to 30 hours per week. Lower volume counties offer higher rates, while higher volume counties offer lower rates. There is no set monthly inspection quota; work remains consistent month‑to‑month.

You can earn more as you establish yourself, increase availability, or cover a larger territory. No additional mileage reimbursement above the flat fee per inspection.
