Mortgage Field Services Inspector

FAR Inspections, based in Reno, NV, has been in business for over 9 years and is looking for highly motivated individuals to perform residential occupancy verifications on behalf of mortgage lenders.

Independent contractors earn predictable full-time or supplemental income and enjoy a flexible schedule. Experience with mortgage field inspections is not required, but an ability to effectively manage time and meet deadlines is crucial.

Mortgage lenders require periodic updates on their properties. For this, they send independent contractors. The purpose of the property inspection is:

• To verify property occupancy.
• To report on the general condition of the property using a mobile application.

Most inspections are exterior only, with about 10% requiring interior photos after the property has gone vacant.

• Complete inspections in 5–6 minutes on average.
• Complete the inspection within 4 days after it is assigned.
• Report general property conditions and make a determination of occupancy based on industry standards.
• Take 9+ photos of the property with brief comments.
• Complete a short form in an app.
• Spend extended periods driving and making numerous stops during the day in the assigned territory.

• Computer with an internet connection.
• Reliable vehicle (good gas mileage is a plus as you will be paying for your own gas).
• Smartphone (Android or iPhone).
• Printer.
• Pass a standard background check using a valid driver’s license.

This is a 1099 position. Each inspection has a flat rate. Rates vary based on county and volume. Although you are paid per inspection, you will earn the equivalent of $30‑$40 per hour.

You may complete anywhere from 20 to 500 inspections per month working 2–30 hours per week. Lower volume counties have higher rates, and higher volume counties have lower rates. There is no set number of inspections per month, but the work is consistent month-to-month.

Earn more as you become established, have greater availability to inspect, or are willing to cover a larger territory.
No additional mileage reimbursement above the flat fee per inspection.
