Position: APARTMENT SUPERINTENDENT

Job Description

SUMMARY:

The role of the Apartment Superintendent is to supervise property maintenance and facilities operations. The Apartment Superintendent works a 40-hour workweek, Monday through Friday, 8:00 a.m. to 4:30 p.m., which may require some travel. The Apartment Superintendent reports directly to the Area Maintenance Supervisor. This position requires to be on-call as scheduled. Evening and weekend work may be required as job duties demand.

ESSENTIAL FUNCTIONS:

  • Responsible for supervising Maintenance Mechanics and temporary staff.
  • Schedule and conduct informal feedback, formal performance reviews, counseling sessions, performance improvement plans, write-ups, training, etc. with maintenance staff as needed.
  • Schedule and/or assist in the completion of resident and site work orders.
  • Responsible for ensuring that non-emergency work orders are completed within five (5) days and emergency work orders completed within 24 hours.
  • Schedule and/or assist in the completion of apartment turnovers to satisfy rent schedules.
  • Perform maintenance functions that do not require the need for a license as needed in the following areas: electrical, plumbing, appliances, flooring, carpentry, heating/air issues, etc.
  • Participate in apartment and property inspections.
  • Responsible for ground maintenance.
  • Pick up and deliver maintenance supplies.
  • Oversee trash removal and assist as required.
  • Schedule and coordinate contractor services.
  • Responsible for maintaining and adhering to all aspects of a preventive maintenance schedule.
  • Provide on-site supervision and participation in snow removal activities.
  • Monitor inventory and purchases of maintenance supplies and adhere to the budget.
  • Schedule and participate in emergency on-call shifts and after-hours maintenance.
  • Enforce and adhere to company policies, rules, safety practices, and regulations.
  • Perform all other related duties as assigned.
  • Requirements:

    KNOWLEDGE, SKILLS, ABILITIES
    :

  • Demonstrable knowledge of HVAC, plumbing, and electrical systems.
  • Must have excellent communication skills, both verbal and written.
  • Must be cooperative, courteous, and be a team player.
  • Ability to take initiative and work independently.
  • Ability to effectively supervise direct reports.
  • Ability to read and utilize technical manuals and drawings.
  • Ability to handle emergency and pressure-sensitive situations.
  • Demonstrated leadership and interpersonal skills.
  • General knowledge of safety practices and procedures.
  • Ability to operate a vehicle observing legal & defensive driving habits.
  • Proficient in basic office computer software including internet, e-mail, and Microsoft Office.
  • PHYSICAL DEMANDS:

    • Must be able to lift material up to 50 lbs. alone, or up to 100 lbs. assisted.
    • Must be able to climb step ladders.
    • Must be able to climb up and down the stairs while carrying cases of material.
    • Must be able to push up to 450 lbs. of material on a dolly.
    • Must be able to perform light work overhead and low-level activities.
    • Must demonstrate adequate fine motor coordination.
    • Travel between properties is occasionally required.
    • Must be able to operate a company vehicle observing legal and defensive driving habits.

    WORK ENVIRONMENT:

    • Regularly works a 40-hour workweek.
    • Required to be on-call as scheduled.
    • Emergency on-call and after-hours maintenance are occasionally required.
    • Regularly exposed to moving mechanical parts, fumes or airborne particles, and toxic or caustic chemicals. Operate light or heavy equipment. Operate power tools/machinery. Exposed to hazardous materials, risk of electrical shock and vibration. Exposed to wet and/or humid conditions, outside weather conditions. Exposed to flammable or explosive materials.
    • Fast-paced working environment.
    • Personal protective equipment required.

    EDUCATION AND EXPERIENCE:

    • High School Diploma or Equivalent and three (3) years or more of experience in operations, repair, and maintenance of multi-family buildings preferred.
    • Valid Connecticut driver’s license and ability to operate a vehicle observing legal & defensive driving habits required.
    • HVAC, CMRP, or equivalent certification preferred.
    • First Aid certification preferred.
