Overview

Edgewood Properties is seeking a Maintenance Tech III for the Evergreen at Timber Glen multi-family portfolio in Mays Landing, NJ. The organization is a leading real estate development and property management company with corporate headquarters in New Jersey and ongoing growth across the nation. The current portfolio includes 6,000+ units and is expected to double over the next few years, rising to over 12,000 units within five years.

This full-time role reports to the Sr. Maintenance Manager / Maintenance Manager / Maintenance Supervisor.

Responsibilities
  • Execute maintenance tasks, diagnose problems, and perform repairs to maintain the physical condition of the community according to operating and safety standards.
  • Ensure service requests, repairs, and turns are completed in a timely manner.
  • Supervise maintenance staff when the Maintenance Manager/Supervisor is not on site; may assist in supervising Technicians I and II with scheduling and training responsibilities.
  • Maintain readiness for overtime as a non-exempt/hourly position.
  • Directly oversee staff and hold licenses as required (HVAC, high-pressure boilers, plumbing) and oversee a broad range of residential and commercial systems, including:
    • HVAC: maintain, diagnose, repair, and replace systems
    • Plumbing: fixtures, supply & drain lines, water heaters
    • Electric: fixtures, receptacles, switches, devices, wiring, low voltage systems
    • Appliances: household appliances
    • Carpentry: cabinetry, doors, molding, framing, flooring, tile
    • Drywall/Plaster: repair/finish
    • Painting: finishes on wood, drywall, metal, masonry
    • Building Envelope: roofs, gutters, drainage, windows, doors, cladding
    • Building Systems: pools/spas, elevators, fire detection & protection systems
    • Computer

      Skills:

      Real Page, Excel, Word, Outlook
    • Read blueprints
  • Able to perform all tasks required of Tech I & Tech II and complete service requests and repairs per company standards and timelines.
  • Assist with organizing and prioritizing service requests and general maintenance tasks; ensure vacant apartments are rent-ready in a timely manner and perform turnkey work as required.
  • Assist in preparing staff work and preventive maintenance schedules, maintenance budgets, and inventory management of supplies/tools.
  • Inspect grounds and buildings daily to identify maintenance needs; maintain customer service standards and respond to resident requests while minimizing or resolving problems and following up to ensure resolution.
  • Apply all applicable EP policies and procedures, promote safe work practices, and ensure compliance with federal, state, and local laws, including Fair Housing regulations.
Qualifications
  • Education:

    High School diploma or equivalent (GED) preferred.
  • Experience:

    3+ years in the industry.
  • Real Page / other program experience: 5 years.
Skills
  • Clear written and verbal communication in English; ability to read maintenance tickets and labels on cleaning and chemical supplies.
  • Basic arithmetic for estimates and analysis; able to perform standard office tasks and operate general office equipment.
  • Proficiency with general maintenance tools and equipment; ability to handle chemicals and cleaning supplies safely.
  • Physical ability to transport up to 60 pounds, access restricted spaces or heights, and operate vehicles as needed.
  • Licenses/Certifications:

    Valid driver’s license and automobile insurance; EPA Type I and II technician certification; asbestos abatement certification (where applicable); other licenses as required; lift certification within 6 months of hire.
