Description
The Bridge offers supportive housing and behavioral health services to vulnerable New Yorkers facing behavioral health and substance use challenges. As a recognized leader in developing and operating supportive housing and community‑based programs, The Bridge has 70 years of experience helping New Yorkers with mental illness, including those affected by homelessness, incarceration, and institutionalization.
Scope of Position
Supervise and support the real‑estate development team, including project managers, analysts, and external consultants. Foster a mission‑driven culture of accountability, collaboration, and innovation. Develop internal systems to improve project delivery, data tracking, and knowledge sharing.
Essential Position Functions
- Lead the visioning, planning, and execution of the nonprofit’s real‑estate development strategy.
- Align development projects with community needs and organizational mission.
- Identify and evaluate new site opportunities, including acquisitions, joint ventures, and public‑private partnerships.
- Direct all phases of affordable housing projects, including site feasibility, entitlement, design, and construction.
- Ensure compliance with funding and regulatory requirements, including Low‑Income Housing Tax Credits (LIHTC), HUD, HOME, CDBG, and local/state subsidy programs.
- Oversee the preparation of development pro forma, financing applications, and board‑level project approvals.
- Structure complex capital stacks that may include tax credits, grants, government subsidies, foundation investments, and conventional debt.
- Work with the CFO to monitor project budgets and long‑term financial sustainability.
- Partner with the fundraising team on grant proposals and philanthropic investment strategies to support development.

Qualifications
- Bachelor’s degree in Real Estate, Urban Planning, Public Policy, Finance, or a related field (Master’s degree preferred).
- At least 10 years of real‑estate development experience, including 5+ years in a leadership role within a nonprofit or mission‑driven organization.
- Deep knowledge of affordable housing finance, including LIHTC, tax‑exempt bonds, and layered funding sources.
- Strong financial modeling and deal structuring skills.
- Excellent leadership, communication, and project management abilities.
- Commitment to The Bridge mission.
- Ability to work effectively with diverse stakeholders, including funders, community members, and government officials.
- Experience with nonprofit housing development, community land trusts, or permanent supportive housing.
- Familiarity with trauma‑informed design, green building standards, or community wealth‑building models.
- Professional certifications such as AICP, LEED AP, or a real‑estate development designation are a plus.
