Position Summary
The Development & Construction Manager will join a lean, highly entrepreneurial Asset Management team responsible for delivering a national portfolio of primarily industrial development and construction projects, with additional exposure to repositioning and capital improvement initiatives across other asset types.

This role is designed for a hands-on, boots-on-the-ground professional who can effectively operate across both development and construction-someone who has personally navigated entitlement processes, managed consultants and contractors, and delivered complex industrial or manufacturing facilities from concept through completion.

The position is based in New York City, with the office serving as the team's home base. While there is flexibility, candidates should expect to be in the office approximately four days per week, with 20-30% travel to support projects nationwide. This is a replacement role within an established project management group and reports directly to senior asset management leadership.
Key Accountabilities

Development Execution & Feasibility
  • Support and execute ground-up industrial developments, build-to-suit and manufacturing facilities, expansions, and select renovations.
  • Participate in early-stage feasibility, site evaluation, and development planning, with exposure to underwriting discussions (without being underwriting-driven).
  • Perform site screening related to zoning, access, utilities, environmental constraints, and off-site infrastructure.
Entitlements & Pre-Development
  • Lead entitlement and permitting processes, including municipal coordination, agency reviews, and public hearings.
  • Navigate civil, zoning, and land-use requirements with local jurisdictions.
  • Negotiate conditions of approval, impact fees, and development agreements.
Design & Preconstruction Management
  • Select and manage architects, engineers, and consultants through schematic design, design development, and construction documents.
  • Maintain budget alignment through value engineering and cost tracking.
  • Coordinate early procurement and long-lead items.
Construction & Capital Project Oversight
  • Manage contractor selection, bid processes, and contract negotiations.
  • Oversee construction execution, including schedules, budgets, pay applications, and change orders.
  • Chair OAC meetings and conduct site visits to monitor quality, safety, and progress.
Portfolio Repositioning & Existing Asset Work
  • Support repositioning and capital improvement initiatives across the existing portfolio, including make-ready work, tenant improvements, and retrofits.
  • Manage smaller-scale projects alongside larger development efforts, maintaining flexibility across project types.
Stakeholder & Tenant Coordination
  • Serve as the primary point of contact for internal teams, tenants, contractors, brokers, and municipal officials.
  • Support leasing efforts through preparation of plans, budgets, and schedules tied to LOIs and lease exhibits.
  • Coordinate landlord and tenant work to ensure timely delivery.
Closeout & Transition
  • Oversee commissioning, punch lists, and permit closeout.
  • Deliver as-built documentation, warranties, and O&M manuals.
  • Transition completed projects to operations and asset management teams.
Minimum Requirements
  • 3-5+ years of experience managing industrial development and construction projects.
  • Direct experience with entitlements, permitting, and municipal coordination.
  • Proven ability to deliver industrial, manufacturing, or complex retrofit projects from design through construction.
  • Strong preference for candidates from smaller or mid-sized developers or organizations where responsibilities were broad and holistic (not siloed).
  • Highly proactive, solutions-oriented mindset with strong organizational and communication skills.
  • Ability to manage multiple projects across different markets simultaneously.
  • Proficiency in Microsoft Excel for budgeting and project tracking.
  • Willingness to travel 20-30%.
Preferred Qualifications
  • Bachelor's degree in Construction Management, Engineering, Architecture, or related field.
  • Civil engineering exposure or background (preferred, not required).
  • Experience with tools such as Procore, MS Project, Land Vision, and Salesforce.
  • Experience across industrial, self-storage, or operationally critical asset classes.
