As a Superintendent
, you will oversee the renovation of occupied units, ensuring that all projects are completed on schedule, within budget, and with minimal disruption to residents. You will manage subcontractors, enforce quality control, maintain site safety, and coordinate logistics in a fast-paced, high-volume renovation environment.

Key Responsibilities

• Lead on-site construction operations, ensuring efficiency, quality, and safety on Cap Ex renovation projects.
• Oversee occupied-unit renovations in multi-family, senior living, hospitality, and student housing communities.
• Supervise subcontractors and staff, providing guidance and mentorship.
• Manage project schedules, budgets, and performance goals in close coordination with project management.
• Ensure OSHA compliance and enforce strict safety and cleanliness standards on-site.
• Monitor material orders and construction methods to ensure smooth execution.
• Problem-solve on-site challenges while keeping projects on track and within budget.
• Communicate clearly with clients, property managers, internal teams, and subcontractors.

What We're Looking For

• Three or more years of experience in commercial Cap Ex renovations with a general contractor.
• Expertise in occupied-unit renovations for multi-family, senior living, and hospitality projects.
• Strong knowledge of all trades (earthwork, framing, MEP, roofing, drywall, painting, and finishes).
• Ability to read and interpret construction drawings, blueprints, and specifications.
• Proficiency in construction scheduling software (Builder Trend, Procore, Bluebeam preferred).
• OSHA 30 certification preferred.
• Bilingual (English and Spanish) is a plus
• A strong network of subcontractors is a plus.
• A Valid driver's license is required.

Compensation & Benefits

• Full Time position
• Competitive salary at $90,000 to $120,000 based on experience.
