Los Angeles, CA Qualifications
- Minimum 5 years experience as a Construction Scheduler or 8 years as a Senior Scheduler in full‑time paid professional capacity.
- Graduated from a recognized college or university with a bachelor’s degree in architecture, engineering, or construction management.
- Proficient in the latest version of Primavera and the MS Office Suite.
- Effective oral and written communication skills.
- Ability to independently complete assignments and develop and maintain logs.
- Capability to interpret contract plans, specifications, and agency permits.
- Experience with building, marine, or port projects.
- Superior organizational and planning abilities.
- Skill in building efficient working relationships with project teams and department staff.
- Understanding of theories, principles, and practices of cost engineering, scheduling, and schedule forensics.
- Develops and maintains program schedules identifying relationships, logic, milestones, and constraints for construction projects of various types.
- Independently interprets and reads detailed construction drawings and develops a clear understanding of work scope.
- Reviews contractor baseline schedule submissions, verifies proper identification and logical sequencing of work scope, and provides detailed written schedule review with comments.
- Performs QA/QC on contractor schedule submittals for conformance with contract terms, reviewing critical path, cost loading, resource loading, schedule content, recovery schedules, logic relationships, lags, constraints, and milestones.
- Conducts schedule time‑impact analyses for any change orders that affect the construction schedule.
- Conducts scheduled negotiations with the construction manager and the contractor regarding any delay settlement claims.
- Determines if work is within scope by reading drawings and understanding contract terms to assess compensable or non‑compensable time extensions.
- Performs critical path analysis and earned value analysis.
- Walks construction sites as needed and checks contractor weekly/monthly schedule progress; provides reports to upper management.
- Communicates effectively with the contractor regarding all schedule and progress matters during weekly status meetings and all other schedule‑related meetings.
- Performs program schedule QA/QC reviews regularly and updates program/master schedules on a bi‑monthly basis.
- Prepares reports and provides updates to meet key performance indicators as directed by management.
- Oversee project staffing needs and recommend improvements to executive staff.
- Supervise project schedulers to ensure project timelines are met and coordinate with project teams, contractors, and client interdepartmental staff on CPM schedule reviews, scope preparation, and budgeting.
