This role serves as a senior technical resource within the Construction team, providing expertise in project delivery, constructability, risk management, and stakeholder alignment while supporting departmental initiatives and strategic planning efforts.
The Senior Construction Project Manager independently manages complex store formats including flagship, bespoke, experiential, cafe, prototype, and other specialty projects while serving as a mentor to Construction Project Managers.
Project Ownership- Own assigned projects from AOR Kickoff through Store Opening, Turnover, and Project Closeout.
- Lead the delivery of the company's high-profile and strategically significant construction projects.
- Independently manage projects with elevated design, operational, landlord, schedule and stakeholder complexity.
- Drive project execution while ensuring alignment with company objectives, brand standards, operational requirements, approved budgets and project timelines.
- Partner with cross-functional teams to ensure seamless project delivery throughout all phases of the project lifecycle.
- Conduct Landlord Kickoff meetings to fully understand site conditions, fit-out requirements, local codes, building conditions, project timelines, approval requirements and landlord expectations.
- Review and redline design and construction drawings prior to Landlord and Permit submissions.
- Partner with Store Design throughout all project phases, including AOR Kickoff, Schematic Design, Design Development, Landlord/Permit submissions, Bid Documents and Construction Documents.
- Partner with Purchasing throughout the bidding and construction process to support PO issuance, FF&E and SBO delivery coordination.
- Coordinate with Construction Finance regarding budget reviews, forecasting, change order impacts and project closeout forecasting.
- Provide constructability expertise and execution recommendations during project planning and design development.
- Evaluate complex site conditions and project requirements to proactively identify risks and develop mitigation strategies.
- Lead weekly OAC (Owner-Architect-Contractor) meetings to monitor project progress, review schedule performance, track RFIs and Change Orders, identify project risks and drive issue resolution.
- Review, track, and manage RFI's throughout the construction lifecycle.
- Review, track, and manage Change Orders, ensuring impacts to scope, schedule and budget are properly documented and communicated.
- Monitor contractor performance and progress against approved construction documents, project schedules and company standards.
- Conduct site visits during critical construction milestones including framing, punch list, turnover and project closeout.
- Monitor field conditions and coordinate resolution of design conflicts, constructability issues, and unforeseen site conditions, evaluating impacts to project schedule and budget.
- Facilitate timely decision-making and resolution of project issues, ensuring impacts to schedule, budget and store opening dates are effectively managed.
- Serve as a subject matter expert for specialty store formats, complex project delivery and construction best practices.
- Support Construction leadership in evaluating project delivery strategies, contractor performance and operational improvements.
- Participate in strategic planning discussions related to project execution, store development initiatives and continuous improvement efforts.
- Identify opportunities to improve construction processes, standards and project delivery methodologies.
- Represent the Construction function in cross-functional meetings and project planning discussions as required.
- Support the evaluation and implementation of new store concepts, prototypes and specialty formats.
