An established leader in the real estate industry is seeking a Senior Payroll Manager to lead and manage all payroll operations for a workforce of over 4,000 building employees across New York City. The ideal candidate will have significant experience with high-volume, unionized payroll—particularly Local 32BJ—and a strong background in payroll compliance, process improvements, and leadership.

This is a key leadership role that requires someone who is detail-oriented, tech-savvy, and capable of managing a team in a fast-paced environment. The position is based in the NYC office, with potential flexibility after the initial onboarding period.

Key Responsibilities

  • Manage and supervise a payroll team of four (1 Payroll Manager, 1 401(k)/Union Clerk, and 2 Payroll Clerks).
  • Lead hiring, onboarding, training, and performance evaluations for payroll staff.
  • Ensure efficient daily operations and adherence to payroll timelines and standards.

Payroll Management:

  • Oversee end-to-end payroll processing for 4,000+ NYC-based employees.
  • Ensure accurate and timely payroll transactions, including new hires, terminations, benefits, bonuses, garnishments, and other deductions.
  • Maintain up-to-date and compliant payroll records in accordance with federal, state, and city regulations.

Union & Compliance Expertise:

  • Administer and ensure compliance with union payroll requirements, specifically Local 32BJ and other NYC unions.
  • Respond to and track inquiries and audits from Local 32BJ and other related unions.
  • Track benefits, prevailing wages, and workers’ compensation for non-union and union employees.
  • Assist in audit preparation and provide documentation to internal and external auditors as required.

Process Optimization:

  • Identify and implement improvements to payroll systems and processes, leveraging technology to enhance efficiency.
  • Maintain and manage a centralized database for salaries and bonuses.
  • Stay up to date on changes in payroll legislation and best practices.

Required Qualifications

  • Bachelor’s degree in Accounting, Business Administration, Human Resources, or a related field (required).
  • 5–10 years of payroll experience, with at least 3 years in a leadership or managerial role.
  • Proven experience managing payroll for high-volume work forces (minimum of 1,000+ employees).
  • In-depth knowledge of union payroll processes, especially Local 32BJ and NYC-based unions.
  • Strong understanding of NYC wage laws and compliance requirements.
  • Hands-on experience with ADP RFN and RFM payroll software.
  • Proficient in Microsoft Office Suite, especially Excel.
  • Excellent organizational, analytical, and problem-solving skills.
  • Strong leadership, communication, and team management skills.

Additional Information

  • On-site requirement: This position requires being in the NYC office five days a week during the onboarding and training period. Hybrid flexibility may be available afterward.
  • Industry experience: Real estate industry experience is required.
  • Geographic scope: This role supports New York-only payroll (no multi-state responsibilities).

If you are a seasoned payroll professional with union expertise, a leadership mindset, and a desire to contribute to a dynamic organization, we invite you to apply.
