Pre‑Construction Manager, Global Engineering, Maintenance, & Sustainability (GEMS)
Amazon is looking for a Pre‑Construction Manager who will be responsible for project managing building industrial development, including new builds, retrofits, expansion, and program initiatives from site selection through contract execution. The role involves partnering with internal and external stakeholders to ensure scope, budget, and schedule definitions are established, including timely receipt of building and site permits. The project manager leads the planning, design, and pre‑construction phases for new built‑to‑suit industrial buildings, tenant improvements, extensions of existing facilities, and renovation projects.
Key Responsibilities- Drive results through communication, risk weighing, decision making, and influencing; independently manage complex, cross‑functional industrial builds from site selection through design completion, permitting, and contract execution.
- Collaborate with stakeholders—including real estate, design engineering, entitlements, construction, finance, launch/startup, architects, engineers, permitting agencies, developers, and landlords—to secure resources, scope infrastructure builds, set priorities, milestones, drive delivery, and resolve issues.
- Present and represent project and technical information to a wide range of audiences.
- Manage vendor procurement and oversee professional service providers, ensuring their skills meet project requirements.
- Perform pricing reviews for scope inclusions/exclusions and negotiate costs with developers, general contractors, and design consultants.
- Conduct cost estimating, schedule tracking, and forecasting; identify and solve factors that hinder successful project hand‑over.
- Supervise the implementation of Amazon’s safety programs and standards throughout the planning phases.
- Focus on site selection, scope development, and coordination with design teams to develop site plans and floor plans in compliance with design standards and operational requirements.
- Keep scope under control, accelerate progress by driving crisp decisions, clearing blockers, and escalating appropriately.
- Develop and manage schedules, including design and permitting; select other vendors as needed.
- Partner with the Transaction team and developers to optimize schedule and strategy for entitlements and long‑lead procurement.
- Prepare and present project status/risk reports, providing clear summaries for leadership teams.
- Operate independently in the assigned region, interacting with leadership and stakeholders to resolve issues.
- Track and forecast comprehensive budgets and schedules, identifying and solving impediments.
- Coordinate with authorities having jurisdiction (AHJ) to ensure regulatory compliance.
- Adapt to constant change and innovation, thinking big and providing adaptable solutions for evolving business needs.
- Understand contracts, exhibits, and provide detailed analysis and approvals of technical matters and site‑specific deal structures and terms.
- Review additional reports such as noise, traffic, and environmental studies.
- Travel up to 60% within assigned regions.
Travel: 60% regional travel; availability to work from a corporate office when not traveling. Candidates should live near or be willing to relocate within a reasonable commuting distance of the office. Relocation assistance may be provided.
CompensationBase pay ranges from $52,900 per year in our lowest geographic market to $118,300 per year in our highest geographic market. Compensation may also include equity, sign‑on payments, and other forms of total compensation.

- A completed Bachelor’s degree in Architecture, Engineering, Construction Management, or a comparable field.
- 2+ years of experience as an Architect, Engineer, Construction Manager, Development Manager, Owner’s project management representative, or other Commercial Development and Construction related disciplines.
