Phipps Houses is one of the nation’s oldest and largest not-for-profit developer/owners of affordable housing. It is a multi-faceted real estate organization, involved in the development, finance, construction and asset management of new and rehabilitated multi-family housing for low to middle income New Yorkers. Through its subsidiary, Phipps Houses Services, Inc., it conducts residential and some commercial property management.
Responsibilities- Lead day-to-day management of a portfolio of supportive housing, HUD and tax credit properties in the Bronx.
- Effectively manage staff to ensure deadlines are met and protocols align with company policies.
- Maintain tenant/landlord relations and address issues promptly.
- Collaborate with the Facilities Director on building operations, superintendents and maintenance staff.
- Review tenant ledger and subsidy registers monthly.
- Monitor and enforce lease violations and ensure annual unit inspections are performed.
- Coordinate annual certifications and removal of building violations with city agencies.
- Communicate with various city agencies in a timely and efficient manner.
- Knowledge of HUD EIV reports.
- Associates degree (60 or more college credits) required;
Bachelor’s degree preferred. - 3 or more years managing affordable residential rental properties and supervisory experience of 3 or more.
- Must use Yardi Voyager, Excel and Word effectively.
- Knowledgeable of city and federal agencies (HPD, DOB, ECB, HDC, HUD) and certifications, violations.
- Certified Low Income Tax Credit Specialist preferred.
- Working knowledge of applicable NYS Rent Stabilization regulations, NYC Landlord Tenant Laws, Fair Housing mandates and other legal issues affecting property management.
- Excellent interpersonal, writing and communication skills.
- Knowledge of Site Compli a plus.
Salary Range: $75,000 - $80,000, based on education, training and experience.
