Position: Project Manager (NonProfit)
Location: New York

Project Manager (Non Profit) at AHRC New York City

AHRC New York City is seeking a Project Manager to coordinate and oversee construction projects from conception to completion.

Salary: $70,000 per year plus comprehensive benefits.
Schedule: Monday through Friday, 9am–5pm.

Essential Responsibilities
  • Develop project schedules, timelines, and budgets.
  • Review project plans and specifications to ensure compliance with building codes and regulations, including assessing project safety and compliance with environmental regulations.
  • Communicate with contractors, architects, engineers, and other stakeholders, as well as collaborate with other departments and teams, to ensure overall project success.
  • Collaborate with agency department directors and program managers to prepare physical plant profiles.
  • Act as a liaison among the staff, architects and contractors, various holding companies of the agency and the respective officers of each corporation.
  • Arrange meetings regarding architectural design issues, construction management meetings, and bid openings.
  • Communicate routinely to management, program department heads, project team members, and other stakeholders, actively soliciting and addressing project team feedback.
  • Monitor project progress and make adjustments as necessary to ensure timely completion.
  • Resolve any project-related issues or conflicts that may arise.
  • Prepare and submit project status reports at predetermined intervals to management and other stakeholders.
  • Participate as AHRC’s representative at active job sites, including monitoring construction, assessing field conditions, and preparing design meeting reports.
  • Manage project documentation, including contracts, change orders, and other project-related materials.
  • Maintain real property database.
  • Collaborate with stakeholders to document project scope, deliverables, goals, risks, blockers, success measures, and estimated resources needed.
  • Prepare architectural and construction contracts and disseminate for approval signature and distribution.
  • Review and approve vouchers and ensure processing and tracking of payments for project expenditures.
  • Assist in business development efforts to create project proposals, RFPs, estimates, and schedules.
  • Maintain records of prospective projects requiring follow-up site visits.
  • Assist entire team under Assoc. VP, Design, Construction and Capital.
  • Perform related duties as required.
Required Qualifications
  • Bachelors degree in construction management, architecture, engineering or relevant field strongly preferred. Longstanding and proven experience in facility management and/or construction development will be considered in lieu of academic requirement.
  • In-depth understanding and demonstrated competency in construction procedures and material and project management principles, and ability to read and interpret technical documents and drawings.
  • Strong knowledge of building codes and regulations, property management procedures and related legal requirements, and quality and health and safety standards.
  • Expertise in use of Microsoft Office Suite (including Word, Excel and Power point).
  • Experience in project management software and mapping software a plus.
  • Strong organizational and time management skills and highly detailed-oriented, with specific focus on ensuring and maintaining accuracy in record keeping.
  • Ability to plan and see the big picture and problem-solve quickly as needed.
  • Outstanding communication and negotiation abilities, with proven leadership skills and ability to interact effectively and cooperatively with board members, colleagues, consultants, the public, and program consumers.
  • Able to successfully and consistently navigate in a fast-paced environment.
