Director of Property Management

KRG is helping a property management company search for an experienced Director of Property Management to oversee the operations and performance of apartment communities across all regions in accordance with company policies, procedures, and guidelines. You will provide leadership and support to regional and district managers to achieve operational, financial, and occupancy goals, and serve as the primary liaison between executive leadership, corporate staff, regional/district managers, and on-site teams.

• Oversee the successful operation and performance of all apartment communities through Regional/District Managers and on-site staff
• Maintain effective communication between corporate office and field operations
• Provide leadership, training, coaching, and support to Regional Managers
• Oversee employee disciplinary matters and terminations in coordination with Regional Managers and corporate leadership
• Conduct quarterly property inspections with executive and regional management
• Participate in Regional Manager interviews, hiring, and training
• Review annual property budgets with the COO and President
• Review regional and property reports and follow up on operational matters as needed
• Monitor capital projects, inspections, insurance matters, and other regional initiatives
• Conduct the annual Regional Summit with the COO
• Monitor occupancy, rental rates, leasing specials, and overall property performance
• Review and approve/reject over-budget requests within corporate guidelines
• Approve Regional Manager vacation schedules and provide after-hours emergency support to the President
• Monitor operations within the Director of Property Management office
• Ensure compliance with all applicable federal housing and fair housing regulations
