As a recognized leader in developing and operating supportive housing and community‑based programs, The Bridge has 70 years of experience helping New Yorkers with mental illness, including those affected by homelessness, incarceration, and institutionalization.

Scope

of Position

The Bridge provides safe, decent, and affordable housing for all its clients and tenants. The Property Management department engages with tenants from the start of the process by viewing prospective units throughout their stay up until move out, and ensures compliance with all subsidies and LIHTC. Bridge housing includes various modules, funding sources, and numerous external partnerships. The team serves a myriad population of tenants, including individuals with serious mental health illnesses, high rates of co‑occurring substance use disorders, trauma, homelessness, seniors, veterans, young adults aging out of the foster care system, persons involved in the criminal justice system, and a small number of families.

Essential Position Functions
  • Supervise three leasing specialists with responsibility for legal processes, property management software administration, and the department’s daily administrative tasks.
  • Oversee the legal activities for nonpayment and holdover cases within the department. The Property Manager III will review tenant arrears reports and make decisions on cases to be initiated.
  • Implement and manage the legal portal of the property management software, tracking cases and generating internal status reports.
  • Serve as liaison for the organization and our attorneys ensuring all required documents to start and proceed with cases are submitted timely.
  • Represent the agency for housing court cases and assist legal staff.
  • Oversee the timely and accurate payment of invoices from outsourced law firms.
  • Interact with program staff to give updates on case status when required.
  • Attend monthly meetings to update staff on the current status of cases.
  • Maintain a library of legal documents required for each property.
  • Use property management software to coordinate all relevant aspects of the tenant events cycle.
  • Collaborate with property management software developers to create and populate new properties in the agency’s portfolio of buildings.
  • Manage program staff with documentation required for applying for rental arrears assistance for delinquent tenants.
  • Periodically present reports to the executive leadership team on rental arrears and collection activities.
  • Attend internal and external meetings, supervision, and training as required.
  • Other duties as assigned.
Qualifications
  • AA or BA degree preferred.
  • Tax credit and benefits experience are a plus.
  • Previous experience in property management in a social service setting; experience working in mental health settings.
  • Experience with building a lease‑up is an added plus.
  • Strong interpersonal communication and organizational skills.
  • Excellent time management skills; stress resistant, flexible, team player; open to feedback.
  • Willingness to travel within/between Brooklyn, Manhattan, and the Bronx.
  • Experience with One Site property management software, HPD’s Housing.
  • Connect Lottery Process, MS Excel, and knowledge of AWARDS.
  • Spanish fluency is highly desirable.
