We are seeking an experienced, results-driven Sales Manager to drive new business development for an established national commercial janitorial services organization. This role will focus on securing recurring commercial cleaning contracts, expanding into new markets and generating business opportunities across complementary security and construction services. The Sales Manager will work directly with ownership to develop strategic relationships, identify profitable opportunities and accelerate revenue growth.

The ideal candidate is a proven sales hunter with a strong background in commercial janitorial or labor-intensive facility services, an established network of industry contacts and a demonstrated ability to independently prospect, negotiate and close new business. This individual thrives in a hands-on, entrepreneurial environment and understands how to build lasting client relationships while maintaining profitability.

Salary Range: $90,000 - $130,000 / annually, DOE

• Develop and execute sales strategies to secure new commercial janitorial contracts throughout the New York Tri-State area and additional national markets
• Prospect, cultivate and maintain relationships with commercial property owners, building managers, property management firms and key decision-makers
• Identify and pursue new business opportunities within commercial real estate, office buildings, office parks and municipal properties
• Generate leads through cold calling, in-person meetings, networking and strategic business development initiatives
• Expand revenue opportunities across affiliated security and construction services
• Collaborate directly with ownership to develop competitive proposals, negotiate contracts and maintain profitable pricing structures
• Maintain accurate sales activity records, monitor pipeline development and coordinate with operations to ensure successful client onboarding

• Proven sales experience within commercial janitorial services, facility services or a closely related labor-intensive service industry
• Demonstrated success independently generating leads, acquiring new accounts and closing profitable commercial service contracts
• Established professional network within commercial real estate, property management or facility operations
• Strong understanding of service-based contract pricing, profit margins and competitive bidding
• Exceptional communication, negotiation, relationship-building and organizational skills
• Ability to work fully onsite in Manhattan, travel as business needs required, and maintain a valid driver's license
• Must be legally authorized to work in the United States and successfully complete required background screenings

• Competitive base salary of $90,000–$130,000 annually, depending on experience
