Description

1. Promote a safe, cooperative and professional health care environment to ensure optimum patient care (as per HR Policy 113c).

2. Adheres to all hospital policies, procedures, rules and regulations, including but not limited to, absenteeism, ETIME, cellular telephone usage, dress code and rules of conduct.

3. Makes Customer Service a priority, treating customers (patients, visitors, and co-workers) in a professional manner exercising courtesy and tact. Effectively communicates with patients and others about SBH services in their area(s) of expertise or responsibility and ensures that concerns, questions or issues reach the right person(s) in SBH in a timely fashion.

4. Assigns duties to personnel on shift, receives reports from them of deficiencies in plant operation as well as responding to maintenance requests by utilizing our CMMS.

5. Operates and maintains in good repair engines, air compressors, generators, motors, pumps, air conditioning machines, electrical, plumbing heating and other related equipment and systems. Operates and maintains sources of light, heat and power. Controls operation of auxiliary boiler equipment such as water pumps and soot blowers. Inspects machinery and makes regular rounds to assure early detection of malfunctions. Operates stationary diesel engine when emergency power supply is needed, operates steam generating plant.

6. Keeps record and does p.m. procedures in plant, records details of equipment in service, noting such things as temperatures, flow consumption, pressures, water levels, alarm conditions, etc.

7. Takes general charge of plant operations on evening, night and weekend shift, makes emergency decisions to deal with fire, water line breaks, etc. until supervision arrives.

8. Acts in emergencies as part of Fire Brigade.

9. Oversees building and plant operations pertaining to all equipment and utility services or functions related to the physical plant operations including monitoring BMS.

10. Read blueprints involving air conditioning and refrigeration systems.

11. Performs preventative maintenance procedures on all units and systems.

12. Participates in the installation of new air conditioning units.

13. Read and interpret block diagram blueprints and ladder diagram electrical schematics. Maintain, troubleshoot and repair pneumatic components as well as air compressors, air dryers, PRV, supply and branch air.

14. Align, replace and repair motors, bearings, couplings, sheaves, starters and pumps.

15. Soft solder refrigerant, pneumatic and water lines.

16. Screw, bolt, rivet, weld and braze parts to assemble structural and functional components such as motors, pneumatic and electronic controls, switches, gauges, wiring harnesses, valves, pumps, compressors, condensers and pipes.

17. Pump specified gas or fluid into system; start system, observe operation, read gauges and instruments, and adjust mechanism such as valves, controls and pumps to control level of fluid, pressure and temperature.

18. Dismantle malfunctioning systems and test components; replace or adjust defective or worn parts to repair systems; test and treat condenser and chilled water systems and add appropriate chemicals to adjust to proper concentration level.

19. Install wiring to connect components to electrical power source. Use Facilities Automated Control system to locate system problems and take corrective action; troubleshoot and repair all air conditioning units, water coolers, split systems, heat pumps and mixing boxes; troubleshoot and repair pneumatic, electronic and line voltage controls.

20. Maintain and repair air handlers to include adjusting airflows and temperature to achieve energy savings and comfort level.

21. Perform duties assigned to lower level positions in HVACR series as needed, to include performing preventive maintenance on air side and water side equipment, identifying, installing, maintaining and disposing of all types of filters, cleaning mechanical room, picking up and delivering parts, and assisting higher level heating, ventilation, air conditioning and refrigeration (HVACR) mechanics.

Qualifications

Education Required – High School Graduate with courses in power plant operation including electrical generation. Three (3) years Air Conditioning Refrigeration Trade School or five (5) on-the-job repairing commercial A/C equipment.
License(s) Required – NYC license as Stationary Engineer and NYC Refrigeration License. NYC Certificate of Fitness A-35, P-98, S-12, S-13, S-95. CFC Universal Technician and DEC Operator B/C Certification preferred.
Experience/Skills Required – Five (5) years as boiler room Fireman, oiler, or other similar position, to obtain Stationary Engineer license. One (1) year as Watch Engineer in High Pressure Boiler Plant and has the ability to evacuate and charge A/C and Refrigeration units according to E.P.A. Clean Air Act.
