Job Description
DATE: July 2025
JOB TITLE: Maintenance Technician II
DEPARTMENT: Facilities
REPORTS TO: Facilities Manager & Director of Facilities Operations
SALARY: $55,000 per year
Position Overview
Reports to the Executive Director of Facilities. Responsible for performing mechanical repairs and preventative maintenance.
Duties And Responsibilities
- Team leader and point person between personnel and management.
- Review, respond, and assign work orders and daily tasks in a timely manner via the work order system (CMMS).
- Set priorities and tasks for day-to-day assignments.
- Conducts daily inspections of building grounds for physical appearance, compliance, and state of repair.
- Ensures the cleanliness of the building is maintained and held up to standards.
- Provides detailed status and daily reports to directors and managers.
- Maintains equipment and inspection logs.
- Performs electrical maintenance to include, but not be limited to, replacement or repair of fixtures (e.g., wall switches and outlets, fixture replacement, bulbs and tubes, ballast (where applicable), etc.) using appropriate hand, power, and specialty tools.
- Performs plumbing maintenance (e.g, replacement or repair of leaks in showers, sinks, drains, and faucets, unclogging of drains, repairing pipe leaks, repair or replacement of flushometers, and winterization, etc.).
- Performs carpentry and painting work (e.g,. repairing furniture, preparing surfaces and using brush, sprayer, or roller to apply paints, stains, and varnishes, hanging doors, fitting locks and handles, replacing floor tiles, carpet tiles, ceiling tiles, etc..
- Participates in sorting of building trash/recyclables through the use of compactor equipment (where applicable).
- Participates in the winterization of buildings (e.g., cleaning roof gutters, building integrity, mechanical equipment, etc.).
- Maintain and assign work orders using SVA’s maintenance work order system.
- Handles corrective and preventive maintenance on building equipment and mechanical.
- Designated point person in escorting vendors/agencies (Building Dept., FDNY, HVAC) upon request.
- Participate and attend college functions and events as requested.
- Responds to emergency calls and shift coverage as needed and requested by management.
- Perform other duties as directed or required, which may include inspection and repair of site furnishings, snow and ice removal, set-up and breakdown of classrooms and special events, and moving furniture and equipment.
- Mentor New hires during their probationary period
- Willingness to cross-train for additional job functions and to take training to obtain necessary certificates (plumbing, electrical, HVAC, etc.).
- Perform other duties as assigned.
- Train and manage technicians, as well as deal with vendors
Minimum Qualifications
- High school diploma or GED, trade school certification, or equivalent experience.
- Minimum 5 years of experience in building operations and maintenance.
- Demonstrated knowledge and experience in repair, maintenance, and replacement in the areas of carpentry, painting, plumbing, HVAC, electrical, and basic locksmith knowledge.
- Excellent communication and organizational skills
- Entry-level computer skills (Microsoft Word, Email, CMMS) as well as the ability to use smartphone devices are a plus.
- Ability to recognize and troubleshoot issues
- Will need to obtain FDNY Certificate of Fitness S-12, S13, S95 within 6 months of hiring date.
Physical Requirements Or Working Conditions
- This position is on-site and no availability for hybrid or remote work
- Ability to perform a variety of physical tasks, including but not limited to climbing ladders, bending, kneeling, reaching, and standing for long periods of time, walking, lifting, and carrying boxes up to 50 lbs., tools, equipment, and building materials.
- Work and travel outdoors in all weather conditions.
- Must be flexible and dependable with the ability to work overtime on an as-needed and emergency basis (college events, department coverage, weekends, holidays, and building closures).
- Must be adaptable to schedule and location changes as needed.
