Maintenance Supervisor - M-F; 7:30a-4p w/ on call rotation
PRIMARY FUNCTION:
To assign and coordinate the day-to-day work in the Maintenance Department, review the quality of work, monitor productivity and complete maintenance tasks.
PRINCIPAL DUTIES AND RESPONSIBILITIES:Provides general direction to assigned personnel on a variety of work assignments. Communicates goals and objectives with staff through daily contact and shop meetings in order to improve quality and efficiency.
Review’s maintenance work order requests and schedules work orders for assigned personnel daily.
Checks for progress, quality and productivity.
Interprets policies and procedures.
Reviews preventative maintenance and routine work order schedules, backlogs, and completed work records using computer maintenance management system.
Coordinates in-house and contractor work with hospital operations. Meets with vendors, contractors and consultants to coordinate project work, resolve technical problems and determine purchasing needs.
Contacts all levels of hospital staff to schedule work and follow-up on maintenance problems.
Assists Facilities Manager in the development and administration of the operating and capital budgets.
Develops scope and estimates for project work.
Ensures proper housekeeping and materials storage in shop, electrical and mechanical spaces.
Ensures safe working conditions are provided and proper safety procedures are used.
Assists department with procurement activity including checking accuracy of order completeness, distributing materials and ensuring adequate shop stock.
Assists staff when needed in emergency situations.
Reviews and evaluates performance of employees. Counsels and discusses job problems with employees. Approves time off and adjusts work schedules.
Assists Facilities Manager in various administrative duties.
Trains new employees.
Establishes goals with a plan of action for accomplishment, including clearly stated desired results in conjunction with department leadership.
Ensures that proper communications are maintained with staff through staff meetings, other oral communications, and written communications.
Available for Management on-call duties
Takes a positive approach to all aspects of managing to create and maintain a safe, productive, and quality orientated work environment.
Develops and applies innovative approaches to managerial problem solving, staff engagement and develops departmental goals.
Ensures employee relation matters are conducted in a fair, even-handed manner consistent with Christiana Care’s policies.
Performs assigned work safely, adhering to established departmental safety rules and practices. Reports to Facilities Manager, in a timely manner, any unsafe activities, conditions, hazards, or safety violations that may cause injury to oneself, other employees, patients, and visitors.
Performs other related duties as required.
SCOPE, PURPOSE, AND FREQUENCY OF CONTACTS:Frequent daily contact with maintenance staff in assigning and coordinating work. Daily contact with the Facilities Manager to communicate the status of work assignments. Meets with hospital staff to coordinate maintenance requests. Contacts with all levels of hospital staff to schedule work and follow-up on maintenance problems. Meets with vendors, consultants, and contractors on technical problems, projects and purchasing needs.
DIRECTION/SUPERVISION OF OTHERS:Various trades to include, but not limited to HVAC, Plumbers. Multicraft Mechanics, Electricians, Mechanics etc.
DIRECTION/SUPERVISION RECEIVED:Facilities Manager and Director of Facilities Engineering
EDUCATION AND EXPERIENCE REQUIREMENTS:High school graduate or equivalent.
Five years’ work experience in a maintenance related field or engineering field.
Preferred associate or bachelor’s degree, emphasis in Facilities, Management, or any Engineering discipline.
Preferred Supervisory experience.
An equivalent combination of education and experience may be substituted.
KNOWLEDGE, SKILL, AND ABILITY REQUIREMENTS:Knowledge of mechanical systems, maintenance trades, support equipment, and materials.
Knowledge of ASHRAE standards and guidelines.
