COMMERCIAL BUILDING (CLASS
A) MAINTENANCE TECHNICIAN
- Performs assigned and preventive maintenance tasks under the direction of the Property Manager or Building Engineer.
- Completes assigned work orders and service requests in a timely manner.
- Assists in maintenance of HVAC equipment including boilers and fan room, which includes filter changes, water treatment, as well as responding to and resolving tenant HVAC comfort calls.
- Completes daily, weekly, and monthly checklists on building equipment maintenance procedures, and maintains records of scheduled maintenance procedures. Knowledge of VAV and Pneumatic components a plus.
- Assists with unscheduled repairs/troubleshooting of building equipment.
- Provides assistance in all phases of project work including moving, remodeling and equipment removal and installation when required.
- Checks functionality of safety systems and reports deficiencies.
- Picks up parts and supplies at local vendors.
- Supports porter staff as needed to maintain cleanliness of the property.
- Performs minor plumbing repairs (sinks, faucets, toilets, urinals) when needed.
- Performs minor electrical repairs, including light bulb and electronic ballast replacement, when needed.
- Responds to emergency calls outside of scheduled working hours on weekdays, weekends, and holidays when needed.
- Other general maintenance tasks assigned by the Property Manager and/or Building Engineer.

EDUCATION AND/OREXPERIENCE:
- High school diploma or general education degree (GED) and/or vocational or trade school training, or equivalent combination of education and experience
- Possess demonstrated carpentry, plumbing and/or HVAC skills and knowledge
- 3+ years of experience as a commercial Class A building maintenance technician
- Experienced in light construction including drywall and ceiling repair, electrical, painting and plumbing.
- Must have own vehicle and small tools

LANGUAGESKILLS:
- Ability to speak, read, write, and understand the English language
- Interpret and carry out written or verbal instructions
- Read diagrams and blueprints
- Basic math skills required.
- Ability to interpret and carry out instructions furnished in written, oral or diagram form.
- Ability to solve both technical and practical problems.
- Communicate effectively with tenants and team members
- Provide excellent customer service to tenants and team members

While performing the duties of this job, the employee is regularly required to talk, hear, and/or see. The employee frequently is required to stand, walk, climb, balance, stoop, kneel, crouch, climb ladders and work on rooftops. The employee is occasionally required to reach with hands and arms, lift and move 25 pounds or more. Will frequently use hand tools.
The employee must occasionally lift and/or move up to 100 pounds. Specific vision abilities required by this job include close vision, distance vision, and the ability to adjust focus. Ability to discern time of day.
