Overview

The Senior Living Asset Manager at The RMR Group will be a key member of the dynamic and fast-paced Senior Living Asset Management team, responsible for managing and optimizing a nationwide portfolio of senior living assets. This role involves analyzing operating results and developing business plans to maximize revenue, control costs, and optimize the short-term results and the long-term value creation of the senior living portfolio.

The role will encompass the evaluation of acquisitions, dispositions, and operator transitions to ensure the portfolio achieves operational and financial excellence. The Asset Manager will work closely with the Asset Management team, RMR senior leaders, and Senior Living Operators to ensure business plans are effectively implemented and performance targets are met in a high-performance work environment.

Responsibilities
  • Collaborate with operating partners and asset management leaders to drive portfolio performance.
  • Analyze and interpret monthly financials, including income, expenses, cash flow, and capital expenditures, to assess property performance against budget and benchmarks.
  • Work closely with operating partners to address operational challenges and recommend strategies to enhance net operating income and return on investment.
  • Develop and monitor long-term and short-term business plans with the Senior Living Asset Management team and operators to optimize performance.
  • Evaluate and enhance revenue management, marketing, and sales processes with operating partners.
  • Assess market trends, benchmarking, and competitive landscapes to support community-level performance with operating partners.
  • Conduct review meetings with operating partners and summarize findings regularly.
  • Conduct site tours to identify and address issues and opportunities in coordination with operating partners and update property valuations as part of annual business plan preparation.
  • Attend market events and conferences.
  • Demonstrate an understanding of management and lease agreements and other legal documents.
  • Complete underwriting reviews for potential capital expenditures and renovation opportunities.
  • Conduct detailed financial modeling and scenario analysis for potential acquisition, disposition, and operator transition.
  • Prepare and present investment memos with recommendations for acquisitions, dispositions, and operator transitions for executive decision making.
  • Manage the disposition, acquisition, or transition process, including broker selection, valuation analysis, and deal negotiations as required.
  • Complete ad hoc analysis and special projects with the Senior Living Asset Management and REIT management teams.
Qualifications
  • Bachelor's degree in business, finance, economics, real estate or a related field.
  • 5+ years' experience, preferably in asset management, operations within senior living, M&A, accounting, and/or financial analysis, preferably in senior living or healthcare.
  • Strong accounting/financial modeling and analytical skills supported by a high proficiency in Microsoft Excel, Word, and PowerPoint.
  • Knowledge of senior living regulatory requirements and industry best practices.
  • Experience analyzing operations, identifying opportunities, and driving profitability.
  • Excellent written and oral communication skills.
  • Strong negotiation and communication skills, with the ability to manage diverse stakeholders.
  • Self-motivated, with the ability to work in a fast-paced, team-centered, results-driven environment.
  • Ability to prioritize time between multiple projects with minimal supervision.
  • Ability to deliver work in a timely and accurate manner, meeting deadlines and allowing time for next-level review.
