Senior Director of Asset Management, Retail Real Estate

A Fortune 500 company in the Oil & Gas industry is seeking a Senior Director of Asset Management for its Retail Real Estate division. This role will lead the asset management strategy for an 800+ location retail real estate portfolio, focusing on maximizing asset value and optimizing portfolio performance.

• Execute asset-level and portfolio-wide strategies to maximize economic value and improve portfolio quality.
• Lead and develop the Retail Real Estate Asset Management function.
• Oversee lease and sublease negotiations, renewals, and amendments.
• Curate tenant mix at travel plazas and lead negotiations with QSRs and other retailers.
• Oversee CAM, real estate taxes, insurance, utilities, and other reimbursable expenses.
• Evaluate and oversee strategic acquisitions and leases for new developments.
• Identify and evaluate potential property dispositions.
• Lead negotiations with property owners, landlords, tenants, and brokers.
• Conduct and direct complex financial analyses and underwriting.
• Coordinate with cross-functional teams to ensure strategic real estate decisions.
• Establish consistent asset management processes and performance metrics.
• Develop recommendations and presentations for senior leadership.

• Bachelor's degree in finance, business, real estate, or a related field.
• 10+ years of relevant real estate experience with asset management and transaction experience.
• Demonstrated contract negotiation skills.
• Experience in the fuel, convenience, or QSR industry.
• Strong analytical and problem-solving abilities.
• Executive presence and strong communication skills.
• Leadership and employee development experience.
• Excellent facility with mental math and financial analysis.

Salary: $185,000 - $290,000
