Job SummaryPerforms maintenance duties and supervises and coordinates activities of the maintenance team to ensure that all upkeep, inventory and repair of grounds and buildings of the community are completed in an efficient manner.
Essential Duties and Responsibilities- Responsible for the inventory, ordering and delivery of all necessary supplies and equipment for the maintenance, custodial and grounds teams under the direction and with the approval of the Community Manager.
- Responsible for timely response to work order requests, make‑ready operations, etc.
- Responsible for scheduling and performing preventative maintenance.
- Responsible for ensuring OSHA (Occupational Safety & Health Act) standards and company safety policies are complied with at all times.
- Rotates on‑call responsibilities with other maintenance staff as well as backs up the Maintenance Technician as required.
- Responsible for the scheduling and direct supervision of all in‑house and/or vendor work.
- Specifically, responsible for scheduling product review appointments to avoid “drop‑in” sales calls.
- Assists the Community Manager in interviewing, screening and recommending potential maintenance, grounds, and housekeeping personnel.
- Responsible for training all maintenance, grounds, and housekeeping personnel.
- Responsible for researching and evaluating all current and potential products used in community maintenance and upkeep.
- Assists in disciplinary or promotional recommendations for all service, custodial and grounds personnel.
- Analyzes and resolves work problems or assists workers in solving work problems.
- Initiates or suggests plans to motivate workers to achieve work goals.
- Responsible for supply and upkeep of all tools required by the Company for Maintenance Technicians.
- Responsible for reporting unusual or extraordinary circumstances regarding the community or residents.
- Provides constant vendor/contractor communications concerning work scheduling, billing, vendor relations and certificate of insurance.
- Responsible for maintaining required community uniform and ensuring a professional appearance and attitude for all maintenance, custodial and grounds personnel at all times.
- Responsible for courteous, efficient response at all times.
- Has thorough knowledge of company policies and procedures.
- Responsible for seeking educational opportunities and self‑improvement for personal growth and development.
Directly supervises one or more team members in the maintenance department. Carries out supervisory responsibilities in accordance with Company policies and applicable laws. Responsibilities include interviewing, hiring, and training team members; planning, assigning, and directing work; appraising performance; rewarding and disciplining team members; addressing complaints and resolving problems.
QualificationsBoiler and chiller experience preferred. HVAC certification preferred.
Driving RequirementsMust have a valid driver’s license and the ability to drive to daily activities.
Education and ExperienceHigh school diploma or GED; or 3 to 5 years of related experience and/or training; or equivalent combination of education and experience.
Leadership and Staff DevelopmentExperience managing a diverse workforce; ability to address conflict, provide direction, and drive business results by managing staff performance.
Equipment and ToolsRequired to use gloves, eye protective glasses/goggles and other personal protective equipment as tasks dictate. Must be skilled in the safe use and maintenance of various wrenches, hammer, grips, saws, sledgehammer, snips, posthole diggers, wheelbarrows, dollies, hand trucks, buckets, jacks, step ladders, full ladders, shovel, and snow blower.
Language SkillsAbility to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals; write routine reports and correspondence; speak effectively with customers and team members.
