Property Manager Floater NoVA

The Property Manager Floater will assist at any property when needed to fulfill the Property Manager’s duties in their absence. This includes general administration, maintenance, leasing, leadership of staff and customer satisfaction.

• Recruits, interviews, hires, and trains new staff.
• Oversees the daily workflow of the property.
• Provides constructive and timely performance evaluations.
• Handles discipline and termination of employees in accordance with company policy.

• Lease Management (LMA).
• Financial management – Maintain property purchases within budget guideline.
• Oversight of building maintenance.
• Contract administration management.
• Regulatory compliance management.
• Sales and marketing management – Recommend, implement and coordinate competitive rental rates and effective rental practices to maximize occupancy rates, minimize vacancy loss and minimize rental loss due to bad debt.
• Lease administration management – Ensure that rents are paid in a timely manner and take appropriate action if they are not;
  Review and approve all resident applications and lease agreements.
• Resident relations.
• Procedural oversight – Comply with established management policies and procedures for maximum operational.

• Prefer State of Virginia Real Estate Salesperson License to be obtained within one (1) year.
• High School Diploma or equivalent.
• Ram Certification preferred.
• Good human relations skills demonstrating ability to deal with resident, peers and supervisors.
• Ability to exercise good judgment and self-control.
• Enthusiasm, good attitude, trustworthiness, personal integrity and honesty.
• Ability to be flexible and able to adapt to last minute schedule changes.
• Knowledge of Computer software programs; in particular Microsoft Office applications, One Site or ability to learn these programs.
• Valid Drivers License.
• Good Driving record.
