Responsibilities
  • Represents the campus in a positive manner while creating an environment that fosters respect and courtesy for residents and employees alike. Works within the campus programs to encourage and promote safety and the well-being of all residents and employees.
  • Upholds the Company’s Mission Statement.
  • Maintains HIPAA standards and regards all medical or healthcare information pertaining to residents and employees as confidential.
  • Restores vacant units to “like new” condition (including stripping walls and flooring, repainting surfaces, removing carpet, replacing glass and windows, patching sheetrock, trimming, hanging doors, and replacing fixtures).
  • Performs maintenance repairs on equipment, buildings and grounds, including installation, modification, cleaning, and repairs of wood, metal and stone structures, appliances, utility lines, irrigation systems, plumbing, electrical components, security systems, HVAC equipment, elevators, and related fixtures.
  • Assists in the success of preventative maintenance programs (PM) including PM on elevators, fire extinguishers, HVAC units, appliances, emergency generators (if applicable), and maintaining water temperatures. Logs all information in specified books, software or charts.
  • Assists in installation, repair, cleaning, or modification of therapy pools, swimming pools, therapeutic baths, or related equipment.
  • Removes all trash located in designated campus collection areas. Checks shipments and deliveries from vendors.
  • Contacts and corresponds with vendors, contractors, associates, and the corporate office team as needed.
Other duties and responsibilities
  • Travels occasionally for training sessions, continuing education opportunities, emergency situations, and other company functions.
  • Responsible for knowledge of fire and safety procedures, including blood-borne pathogens.
  • Maintains professional appearance and proper uniform at all times.
  • Completes all work orders in a timely manner.
  • Maintains excellent resident and employee relations. Handles complaints and recommendations constructively.
  • Attends employee in-services as required.
  • Interacts well with marketing tours and prospective residents.
  • On-call availability on a regular rotating and emergency basis.
  • Accepts other duties as required by the Director of Facility Services.
  • Occasionally, operates a vehicle for company purposes or to assist resident/member needs and/or requests.
Requirements
  • Education
    • High school graduation or GED required.
    • Technical training in mechanics, electrical, plumbing, landscaping, or HVAC desired.
    • Mechanical or maintenance experience required.
    • Two years of painting and housing/commercial refurbishment experience desired.
    • Two years in a similar maintenance position desired.
  • Skills
    • Ability to work with minimal supervision and conduct business with professionalism and confidentiality.
    • Ability to use hand tools, automatic/electrical machinery, carts, and dollies.
    • Thorough knowledge of MSDS and OSHA compliance.
    • Ability to use computers effectively.
    • Basic knowledge of swimming pools and maintenance.
    • Valid driver’s license and satisfactory driving record as required.
  • Abilities
    • Work indoors and outdoors; tolerate typical facility environments.
    • Climb up to two flights of stairs and ladder heights; lift up to 25 pounds overhead and move objects up to 100 pounds.
    • Ability to swim at least 25 yards and respond to medical emergencies occasionally.
    • Assist with resident evacuations if necessary.
