Maintenance Supervisor II (Osage Mill)
Winn Companies seeks a Maintenance Supervisor II to oversee maintenance operations at our 139‑unit affordable housing community located in Bessemer City, NC.
Work ScheduleMonday through Friday, 8:00 AM to 5:30 PM with an on‑call rotation every other week.
Responsibilities- Lead and manage a maintenance staff on a day‑to‑day basis and perform as a working supervisor when not supervising staff.
- Assist in hiring, developing, training, and holding staff accountable to operating standards.
- Conduct and participate in weekly staff meetings.
- Prepare work schedules for maintenance staff and vendors; maintain the preventive maintenance program and overall curb appeal.
- Complete monthly building and unit inspections to ensure property meets operating standards.
- Review third‑party property inspections and resolve maintenance repairs.
- Maintain knowledge of all maintenance programs and capital improvement projects.
- Solicit bids from contractors with approval from the Property Manager and Regional Maintenance Manager.
- Participate in on‑call activity during off‑hours and emergencies.
- High school diploma or GED equivalent.
- 3–5 years of relevant work experience.
- 1–3 years of supervisory experience.
- General knowledge of electrical, plumbing, appliance, and HVAC.
- CAMT certification.
- Universal HVAC license.
- Experience computer systems, particularly Microsoft Office.
- Excellent customer service skills.
- Solid verbal and written communication skills.
- Ability to supervise and work with a diverse group of people and personalities.
