Job Overview

FAR Inspections is seeking a Mortgage Field Services Inspector to perform residential occupancy verifications on behalf of mortgage lenders.

Independent contractors earn a predictable full‑time or supplemental income with a flexible schedule. Experience with mortgage field inspections is not required, but strong time‑management and deadline‑meeting skills are essential. The position is based in Reno, NV; FAR Inspections has been in business for over nine years.

What is an Occupancy Verification?

The purpose of the property inspection is to verify property occupancy and report the general condition of the property using a mobile application. Most inspections are exterior only; about 10% require interior photos after the property has gone vacant.

Responsibilities
  • Completed inspections should take 5‑6 minutes on average.
  • Finish each inspection within 4 days of assignment.
  • Report general property conditions and determine occupancy based on industry standards.
  • Take 9+ photos of the property with brief comments.
  • Complete a short form in the mobile app.
  • Be able to spend extended periods driving, making numerous stops during the day within the assigned territory.
Requirements
  • Computer with an internet connection.
  • Reliable vehicle (good gas mileage is a plus as you will pay for your own gas).
  • Smartphone (Android or iPhone).
  • Printer.
  • Pass a standard background check using a valid driver’s license.
Pay and Hours

This is a 1099 position. Each inspection has a flat rate that varies based on county and volume. While you are paid per inspection, you can earn the equivalent of $30‑$40 per hour.

Depending on the county (urban or rural) you may complete anywhere from 20 to 500 inspections per month, working 2‑30 hours per week. Lower‑volume counties tend to have higher rates, while higher‑volume counties have lower rates. There is no set number of inspections per month; the work is consistent month‑to‑month.

You can earn more as you become established, have greater availability, or cover a larger territory.

No additional mileage reimbursement above the flat fee per inspection.
