Overview
The Project Manager is responsible for the overall leadership and management of the project, with responsibilities including subcontracting, procurement and purchasing of trades and vendors, design management, client management, scheduling, documentation, meetings, reports, document control and management, cost management (budgets and internal cost reporting, profitability, subcontractor and vendor payments, owner billings, and change orders). The Project Manager collaborates closely with the Superintendent within the organizational structure and serves as the primary liaison with the Client, Design Team, and subcontractors.
The Project Manager should be capable of performing the duties of Assistant Project Manager and have demonstrated success in that role, or an equivalent role. The position may manage projects approximately valued from $5M at entry to $20M at the upper range.

General Duties and Responsibilities
The following list summarizes general duties and responsibilities. It is not exhaustive and may be modified for specific projects. Some duties may be delegated to subordinate staff according to the project.
Review budget/estimate to understand project scope and budget; establish budget cost coding and enter in JDE.Review subcontractor and vendor bids and perform procurement through de-scoping and interviewing in collaboration with preconstruction and project team.Prepare detailed scopes of work for all subcontractors and purchase orders (including schedule requirements) and issue/execute formal agreements (within authority). Ensure Superintendent and staff are familiar with subcontractor work scopes.Conduct preconstruction meetings with the Superintendent and subcontractors to cover project procedures, safety rules, contract requirements, schedule, and quality expectations.Develop with the Superintendent a rolling punch list to correct deficiencies and achieve a zero-punch list by project completion; align Owner expectations with project delivery.Oversee construction and renovation of pharmaceutical manufacturing facilities (APIs).Ensure all construction activities comply with industry standards, GMP regulations, and FDA guidelines.Coordinate with engineering teams to integrate specialized equipment and systems required for API production.Thoroughly review and understand the Owner's contract to ensure contractual compliance.Collaborate with superiors to ensure proper project staffing; establish the overall project procedures and execution plan.Prepare and maintain the overall detailed project schedule with the Superintendent; ensure schedule is incorporated into subcontracts and purchase orders; update schedule monthly or as needed; monitor critical path and intervene as necessary; assist in preparing Work Completion Lists near project end.Establish the project document control system to ensure current contract documents are used; manage RFIs and shop drawing control and management.Be responsible for overall communication and documentation on the project (filing system, letters, emails, meeting minutes, correspondence, and reports).Attend weekly subcontractor meetings and prepare meeting minutes; participate as required by project responsibility.Provide leadership for Owner/Architect meetings with required minutes and documentation.Manage cost and profitability, including change orders, internal cost coding, profitability analysis, and related logs, reports, and tools.Approve subcontractor and vendor billings and invoices for payment after Superintendent approval; prepare and submit monthly billings to the Owner.Monitor labor, material, and equipment costs…
