Job Overview
FAR Inspections is seeking highly motivated individuals to perform residential occupancy verifications on behalf of mortgage lenders. Independently contracted inspectors earn predictable full‑time or supplemental income with a flexible schedule. Experience with mortgage field inspections is not required, but the ability to manage time and meet deadlines is crucial. The role is based in Reno, NV.
About Occupancy VerificationMortgage lenders periodically update their properties. The inspection verifies property occupancy and reports on general condition using a mobile application. Most inspections are exterior only; about 10% require interior photos after the property has gone vacant.
Responsibilities- Conduct most inspections in 5‑6 minutes.
- Complete the inspection within 4 days after assignment.
- Report general property conditions and determine occupancy based on industry standards.
- Take 9 or more photos with brief comments.
- Complete a short form in the app.
- Spend extended periods driving within the assigned territory.
- Computer with internet connection.
- Reliable vehicle (good gas mileage is a plus, you will pay for your own gas).
- Smartphone (Android or iPhone).
- Printer.
- Background check with a valid driver’s license.
This is a 1099 position. Each inspection has a flat rate that varies by county and volume. While you are paid per inspection, the equivalent hourly rate is $30‑$40. Depending on county and whether it is urban or rural, you can complete 20‑500 inspections per month, working 2‑30 hours per week. Lower‑volume counties offer higher rates; higher‑volume counties offer lower rates.
Work is consistent month‑to‑month.
No additional mileage reimbursement is provided beyond the flat fee per inspection.
