Independent contractors earn a predictable full-time or supplemental income and enjoy a flexible schedule. Mortgage lenders require periodic updates on their properties. To do this they send out independent contractors. The purpose of the property inspection is to verify property occupancy and to report on the general condition of the property using a mobile application. Most inspections are exterior only. About 10% require interior photos after the property has gone vacant.

• Most inspections are exterior only and take 5-6 minutes each.
• Complete the inspection within 4 days after it is assigned.
• Report general property conditions and determine occupancy based on industry standards.
• Take 9+ photos of the property with brief comments.
• Complete a short form in an app.
• Be able to spend extended periods driving while making multiple stops during the day in the assigned territory.

• Computer with an internet connection.
• Reliable vehicle (good gas mileage is a plus; you will pay for your own gas).
• Smartphone (Android or iPhone).
• Printer.
• Pass a standard background check using a valid driver's license.

This is a 1099 position. Each inspection has a flat rate varying by county and volume. You can earn the equivalent of $30-$40 per hour
. Depending on the county and whether it is urban or rural you may complete anywhere from 20-500 inspections per month, working 2-30 hours per week. Lower‑volume counties have higher rates; higher‑volume counties have lower rates. Work is consistent month‑to‑month. Earn more as you become established, have greater availability to inspect, or cover a larger territory. No additional mileage reimbursement beyond the flat fee per inspection.
