Full-Time

The Commercial Real Estate Loan Officer role at Piedmont Capital is a full-time position in Oakland, California, with 100% commission-only compensation. Piedmont Capital is the credit lending arm of NAI Northern California, and the role works with commercial real estate investors on financing and refinancing. The first-year commission goal is $50,000 to $100,000 or more, while the second-year goal is $125,000 to $250,000 or more.

Fifth-year commissions are expected to exceed $500,000, with an ideal target of $1 million or more.

The role covers commercial and multifamily properties and financing of up to $10 million. Piedmont Capital has placed more than $500 million in real estate investment debt across California, Washington, Oregon, Hawaii, and other markets since 2002. The Oakland office is at 1901 Harrison St, Suite 1100. Candidates may be licensed California real estate salespeople or brokers, or they may be willing to obtain a California license.

  • Employer:

Piedmont Capital, the credit lending arm of NAI Northern California
  • Location:

1901 Harrison St, Suite 1100, Oakland, CA 94612
  • Employment type:

    Full-time
  • Compensation: 100% commission-only
  • Commission goals: $50,000 to $100,000+ in year one, $125,000 to $250,000+ in year two, and over $500,000 in year five

Applicants should have a California real estate license or a clear plan to obtain one, along with business or sales experience. The application should reflect experience with commercial property, lending, investor outreach, or business development when those qualifications apply.

Commercial Investor Outreach And Loan Analysis

The loan officer contacts commercial real estate investors with financing and refinancing solutions. The work includes identifying the financing problem, learning the available rates and programs, and matching a property or transaction with a competitive lending option.

Refinancing assignments require due diligence before a proposal moves forward. The loan officer reviews the transaction, addresses obstacles during a refinance or purchase, and maintains relationships with financing partners. These activities connect investor conversations with the credit analysis needed for a commercial loan.

  • Discuss financing and refinancing solutions
  • Conduct due diligence on refinancing transactions
  • Research rates and competitive lending programs
  • Build relationships with financing partners
California License And Business Development Experience

A California Real Estate Salesperson or Broker license is required, or the successful candidate must be willing to become licensed. Business or sales success is requested, and entrepreneurial experience is preferred. Previous business-development work, including cold calling or door-to-door sales, is also preferred.

An elementary understanding of lending, business finance, and real estate investment is useful for the role. Commercial loan officers also need organized records, careful financial review, and clear communication because investor files combine property information, borrower objectives, lender terms, and transaction deadlines.

California licensing questions belong with the appropriate state regulator, while the application should identify the candidate's current license status and relevant sales or finance experience. The role's licensing requirement is separate from the commission structure and does not change the full-time employment classification.
