Tenant Relations
- Be the go-to person for 250 tenants
- Respond to inquiries via Property ware/App Folio portal and Lead Simple
- Build relationships that encourage lease renewals (goal: 75%+ retention)
- Handle conflicts professionally and fairly
- Conduct renewal conversations with automated support
- Review and approve maintenance requests through portal
- Coordinate vendor responses using automation
- Grant vendor access via smart locks
- Ensure timely resolution with automated status updates
- Track maintenance patterns to prevent costly issues
- Conduct semi-annual property inspections, or as needed for lease violations
- Document conditions and ensure lease compliance
- Identify deferred maintenance early
- Welcome new tenants with orientations and walkthroughs
- Handle move-out notices and coordinate with Make-Ready Manager
- Update systems to trigger seamless handoffs
- Property ware & App Folio:

Automated SMS/email for tenant communications - Make:

Documentation and reporting
- Active Florida Real Estate Sales Associate license (or ability to obtain within 90 days)
- Experience with Property ware AND App Folio (must have used both platforms)
- 2+ years property management experience
- Strong customer service and communication skills
- Excellent organizational and time management abilities
- Tech-savvy with ability to learn new systems quickly
- Professional conflict resolution skills
- Valid driver's license and reliable transportation
- Comfortable with smartphone apps and cloud-based tools
- Experience managing single-family rental properties
- Familiarity with Florida landlord-tenant law
- Proven tenant retention strategies
- Vendor management experience
- Knowledge of Ocala rental market
- Experience with workflow automation or CRM systems
- Tenant retention rate (goal: 75%+ renewals)
- Maintenance request resolution time
- Tenant satisfaction scores
Property condition maintenance - Contribution to portfolio profitability
- System utilization and responsiveness
