Responsibilities

A Day in the Life of a Senior Construction Manager

  • Plan/monitor/coordinate new construction, renovation, and capital improvements
  • Assist Property Management/Asset Management with the preparation of detailed project descriptions for annual Development/Capital Improvement Budgets and subsequent work orders
  • Provide budget estimates for Development/Capital Improvements projects to Property Management/Asset Management
  • Execute the scope and bid development for Development/Capital Improvement projects
  • Assemble and oversee design consultant team when required by project
  • Execute buyout phase for each Development/Capital Improvement
  • Serve as owner’s representative during construction of projects to enforce quality, monitor contractor expenses and coordinate any action between contractor and Property Management
  • Build a database of local contractors, architects, engineers, and vendor that will assist LMH in the future to develop and maintain the PPV
  • Review and approve Project Approval Forms (PAFs)
  • Assist in tracking and monitoring environmental/historical/cultural resource requirements within the PPV boundaries
  • Monitor construction to ensure quality, installation of proper materials, and delivery of a complete and safe environment for our military
  • Issue and approve NTPs for each project
  • Attend pre‑construction meetings prior to work commencement
  • Coordinate schedule and required resident notices with property
  • Sign‑off on punch lists and completion of projects
  • Assist RPMs with any problems or concerns in relation to construction, i.e. scope of work, quality control and unforeseen issues
  • Provide support and guidance to Region and Construction Services on projects/issues that involve multiple trades or require construction experience or knowledge
  • Assistance with occupancy maintenance/repairs on historic homes as needed
  • Assistance in preparation of O & M contracts for utility infrastructure owned by PPV
  • Electronic file management
  • Manage and direct Construction Managers/Assistant Construction Managers/Construction Coordinators as assigned
  • Time system management including approval of time off
  • Professional development of direct reports including annual performance appraisal
  • Weekly tap‑in meetings with direct reports
  • Job assignment and workload management
Qualifications
  • At least 10 years of construction experience preferred
  • Bachelor’s degree preferred (High school diploma or GED required)
  • Microsoft Office proficient – Word and Excel
  • Must be able to work under pressure and maintain a schedule, while keeping a positive attitude
  • Ability to safely and successfully perform the essential job functions consistent with the ADA, FMLA and other federal, state and local standards, including meeting qualitative and/or quantitative productivity standards
  • Ability to maintain regular, punctual attendance consistent with the ADA, FMLA and other federal, state and local standards
  • Must be able to talk, listen and speak clearly on telephone
  • Must be able to sit at a desk for extended periods
