Maintenance Technician

Overview

The Maintenance Technician I will provide general maintenance to rental housing. This position may also perform work to get rental units ready during change of occupancy. You will be a member of the maintenance team and be responsible for checking, troubleshooting, making and documenting routine repairs in areas including air conditioning, water heaters, plumbing, painting, carpentry, and other building maintenance tasks.

Work may be outdoors in all weather conditions and in attics, crawl spaces and other tight spaces as required.

• Respond to service requests including furnaces, air-conditioning systems, appliances, water heaters and solar collection tanks, disposals, general plumbing, carpentry, painting, and other required maintenance items.
• Perform skilled work in one or more trades such as HVAC, plumbing, electrical, appliance repair, or locksmith, with basic knowledge and troubleshooting abilities.
• Respond to service requests with excellent customer service and document all work in accordance with company policy.
• Maintain equipment such as tools, gauges, snakes, drills, etc., in ready repair.
• Follow proper use of equipment and chemicals, including the use of personal protective equipment (PPE).
• Follow and adhere to the established preventive maintenance program and perform required maintenance, including replacement of filters.
• Assist in preparing vacated units, including painting, sanding, varnishing, tile work, drywall repair, fixture repair or replacement, floor work, window repair or replacement, and related tasks as required; similar exterior work may also be needed to make ready.
• Perform emergency maintenance, including sewage backups, water main and/or lateral breaks, fires, weather-related damage, water leaks, appliance repairs, and other emergencies as needed.
• Ensure unsafe conditions are corrected in a timely manner.
• This position may require driving for the Company using either a company vehicle or a personal/rental vehicle for more than 50% of the time to perform work duties.

• High School Diploma or GED (or equivalent) with training or experience in the building maintenance trades.
• 1-3 years experience in building maintenance.
• General knowledge of maintenance trades such as HVAC, plumbing, electrical, and carpentry.
• Ability to work outside in all weather conditions and perform physical work, including lifting up to 50 pounds regularly and over 50 pounds occasionally.
• Basic computer knowledge.
• Reliable and dependable attendance and punctuality are essential.
• Driver's License valid in state of employment.

We are committed to offering competitive and equitable compensation. The hiring range for this position is generally between $21.49 - $23.62, exclusive of fringe benefits or potential bonuses. This position is eligible for a performance bonus. Final salaries will be determined based on factors such as geographic location, skills, education, licenses, certifications, and experience.
