Location:
Galloway, OH. Salary range: $62,500 – $82,200.
As a Maintenance Supervisor, you’ll oversee the facilities at two assigned properties to ensure that exceptional service is being delivered to all residents through quality maintenance practices. You’ll also serve as a leader in our organization, working alongside the Property Manager, championing the Coastal culture and ensuring maintenance associates have the tools, resources, and direction to be engaged and successful. You will spend approximately 75% of your time in the field performing maintenance related tasks.
This is a full‑time position reporting to the Property Manager. The role offers a competitive wage, quarterly bonus, renewal commissions, and on‑call pay.

Dixon House and Madison House.
Dixon House is located near Mentel Memorial Golf Course and Battelle Darby Creek Metro Park. Madison House is a luxury apartment community near Downtown Columbus, with easy access to I‑270 and I‑70. The site is close to Battelle Darby Creek Metro Park and features pet‑friendly one‑ and two‑bedroom apartments with modern kitchens, walk‑in closets, private balconies or patios, and coat and linen closets.
Your Responsibilities- Oversee and lead the maintenance team, including effective training, motivation, and development of team members to ensure daily tasks and larger goals are achieved.
- Prioritize, assign, and provide quality control of work orders performed by maintenance team members, monitoring and participating in the daily completion of work orders.
- Supervise and perform high‑level, technically proficient, urgent/sensitive work orders (HVAC, electrical, plumbing, general carpentry, and items with larger legal implications).
- Obtain contracts and proposals from vendors and negotiate for best pricing; schedule and oversee completion of vendor work.
- Manage and execute the turnover of units and make‑readies for new residents.
- Execute the property’s preventative maintenance plan to maintain curb appeal and physical integrity of the overall property.
- Assist in the development, implementation, and management of the maintenance budget; manage parts inventory and control costs to maintain budget.
- Assist the Facilities team in coordinating construction and rehabilitation projects, including planning, vendor engagement and bidding, progress inspections, timeline and scheduling, and approval of completed projects.
- Maintain the overall organization and cleanliness of work areas and maintenance shops.
- Participate in on‑call emergency duties.
- Other duties as directed and assigned.
- High school degree or equivalent required; bachelor’s degree preferred.
- Minimum of 2 years’ experience in student housing or conventional multi‑family apartment maintenance required.
- Previous supervisory experience strongly preferred.
- Multi‑site experience preferred.
- EPA Certification (Type I and II) required.
- CPO (Certified Pool Operator) certification required or ability to obtain within the first 6 months for properties with a pool.
- Must be able to frequently walk and occasionally stoop, kneel, crouch or crawl; must lift/move loads up to 50 lb and use a ladder.
- Must live within 30 mi of the assigned property and have reliable transportation for on‑call duties.
