Mortgage Field Services Inspector
FAR Inspections is looking for highly motivated individuals to perform residential occupancy verifications on behalf of mortgage lenders.
Independent contractors earn a predictable full‑time or supplemental income with a flexible schedule. Experience with mortgage field inspections is not required, but you must manage time effectively and meet deadlines. We are based in Reno, NV.
What is an Occupancy Verification?
The purpose of the property inspection is:
- Verify property occupancy.
- Report on the general condition of the property using a mobile application.
Most inspections are exterior only. About 10% require interior photos after the property has gone vacant.
Contractors are responsible for completing all inspections in their county; sometimes share the county with another inspector if volume allows.
Responsibilities- Complete most inspections in 5‑6 minutes.
- Finish the inspection within 4 days after assignment.
- Report general property conditions and determine occupancy based on industry standards.
- Take 9+ photos of the property with brief comments.
- Complete a short form in the app.
- Drive extended periods while making numerous stops during the day in the assigned territory.
- Computer with an internet connection.
- Reliable vehicle (good gas mileage is a plus as you will be paying for your own gas).
- Smartphone (Android or iPhone).
- Printer.
- Pass a standard background check using a valid driver’s license.
This is a 1099 position. Each inspection has a flat rate that varies by county and volume. Although paid per inspection, you can earn the equivalent of $30‑$40 per hour. Rates vary: you may do 20‑500 inspections per month working 2‑30 hours per week. Lower volume counties offer higher rates. There is no set amount of inspections per month, but work is consistent month‑to‑month.
No additional mileage reimbursement above the flat fee per inspection.
